MOU.doc <br />D. Financial Commitmen~ The Partner recognizes that, although green building upgrades can <br />be highly profitable (typically earning 20-40% post-tax rates of return), an initial investment of <br />$0.50-5.00 per square foot (depending upon the program, facility location, and scope of the green <br />building measures) may be required to score a medal level LEEDTM rating. The Partner agrees to <br />allocate sufficient funds (or secure third-party financing) to allow for the investment in measures <br />to meet its commitments under this agreement. <br />E. Employee Education. The Partner agrees to educate its employees about the economic and <br />environmental advantages of green building, using USGBC's electronic copy of the LEED~TM <br />workshop. In addition, to the extent possible and consistent with the organiza.tion's policies, the <br />Partner agrees to encourage employees to actively support the green building functions of the <br />facility. <br />F. Public Awareness. The Partner agrees to cooperate with USGBC efforts to help raise public <br />awareness of the Pilot Program and of the benefits of using LEEDTM in general. This could <br />include the Partner's preparation of case studies, advertisements, and press releases and their <br />distribution to the media, employees, customers, and stockholders, other participants, and <br />potential participants. The Partner agrees to provide information in the Evaluation Protocol that <br />will allow USGBC to create a case study by the end of this year. <br />G. Non-Endorsement. The Partner agrees that participation in the Program, use of the USGBC <br />logo, or any publicity relating to its participation in the Program does not constitute USGBC's <br />endorsement of the Partner for anything other than its commitment to obtain a LEEDTM rating. <br />The Partner agrees that it will not imply otherwise in any manner. <br />H. Correspondence. The Partner agrees to follow the Communications Protocol developed by <br />the USGBC that defines methods and means of communication. In general, most official <br />correspondence will be handled with e-mail and attachments. Adobe Acrobat format will be used <br />for lazge documents, and the Partner should ensure the Champion has this feature on their <br />computer. If not akeady installed, Adobe Acrobat can be downloaded for free from <br />www.adobe.com. <br />I. Reporting. The Partner agrees to submit electronic progress reports (files to be provided by <br />USGBC) for the pilot project facility. The Partner agrees to submit reports at least monthly, in <br />order to establish the Partner's achievements, to demonstrate the benefits of a green building <br />approach to Partner's management, customers, and other stakeholders, and to increase <br />participation by other organi7.ations in the LEED Green Building Rating SystemTM. USGBC <br />agrees to assist the Partner with completing the Partner's first implementation report, if the <br />Partner requests. <br />3 <br />
