effectiveness and advise Courthouse Square Architects, Engineers, and Managers of <br />recommended alternative methods or equipment. <br />(16) Lighting is to be computer controlled with manual override easily accessable in <br />work areas. <br />(17) Detail of structure exterior shall be designed to discourage pigeon nesting and <br />sitting. <br />(18) Extensive use of magnetic door holders on designated fire doors. Experience has <br />shown that tenants will request it soon after occupancy when the Fire Marshal make <br />them keep the doors closed. (This could be a tenant improvement cost) <br />(19) Separate utility meters for retail spaces. <br />(20) Office finish paint surface should be egg-shell or semi-gloss except for restrooms <br />which should be gloss. <br />(21) Elevator emergency phone to be connected by auto dial to Facilities Management <br />office. <br />(22) Elevator drive to be AC Variable Frequency Drive, with non-proprietary electronic <br />controls. <br />(23) Each elevator car is to have a direction indicator mounted above (or along side) <br />each elevator lobby door. <br />(24) Elevator speed to be 350 fpm. <br />(25) Structure and all systems are to meet all current codes in addition to all codes that <br />are scheduled to take affect within five (5) years from date of advertisement of bid. <br />
