~ (4) Include: receiving dock, wide doors in receiving area, freight elevator, design in <br />security systems, design in plenty of storage, keep ceiling tile uniform through-out <br />building, specify double-head control-air compressor, trash compactor, install <br />centralized exhaust air system, design in zoned water shut-offs, and buy only current <br />production equipment (not equipment at the end of it's life cycle) to ensure availability of <br />replacement parts. <br />(5) Permit Facilities to go over specs when completed and before job is let. <br />(6) Have project manager (well versed in construction processes and procedures) <br />overseeing job <br />to ensure that the job is built to spec and that an acceptable product is turned over to <br />the County. <br />(7) Provide a natural gas fired emergency generator for emergency egress lighting and <br />critical system backup power. Do not use fluorescent light fixtures with self contained <br />battery backup for office lighting. <br />(8) Provide a centralized computer room (located centrally on the 4`h or 5`h floor) to <br />house all file servers and mini-computers. Central computer room is to have isolation <br />transformer to provide clean power to computers. Central computer room is to have <br />dedicated HVAC which supplies this room only. <br />(9) Electrical contractor to install conduit for telephone from basement to each phone <br />closet and conduit for data's fiber optic to centralized computer room. <br />(10) Electrical contractor to install one 2x4 duplex box with 3/4" conduit to above <br />suspended ceiling rough in for each phone and data station. Rough in to supply <br />multiple workstation shall have conduit size increased accordingly by the number of <br />workstations to be supplied. <br />(11) Suite and room numbers to comply with adopted Marion County Facilities <br />Management system currently in use in all facilities. <br />(12) Electrical panels, equipment and system labeling to be consistent with existing <br />Facilities Management labeling. <br />(13) Facilities Management to be furnished one copy of all large equipment (HVAC, <br />Elevators, Refrigerated Drinking Fountains, Pumps, Fans, etc.) O&M manuals at least <br />60 days prior to occupancy to facilitate data entry and pm schedule setup. <br />(14) Incandescent lighting should not be used unless there is no alternative. <br />Conference rooms and other areas requiring varied light levels are to use dimming <br />fluorescent lighting. <br />(15) Oregon Department of Energy is to evaluate systems for energy conservation, cost <br />
