I <br />, <br />~ Owners shall be liable for the common expense attributed to the Parking G~rage in <br />the following proportion: <br />Unit No. PercentaQe ' <br />1 <br />2 <br />3 <br />Nothing herein contained, however, shall be construed so as to precl de the <br />Association from delegating to persons, firms or corporations of its choi~e such <br />duties as may be imposed by the Association. <br />4.3 Income From Common Elements. All common revenue from the g neral common <br />elements shall be income of the Association. The Board of Directors may, in its discretion, use <br />such income to lielp meet the expense of maintaining the common elements, or for such other <br />purpose as may benefit the Association and the Unit owners in a manner prop rtionate to the <br />percentage ownership in the common elements pertaining to each such Unit. Inco e from limited <br />common elements belong to the owner of such limited common element. '~ <br />4.4 Rules and Regulations Promul atg ed by the Association. No pers n shall use the <br />common elements or any part thereof in any manner contrary to, or not in accord nce with, such <br />Rules and Regulations pertaining thereto as from time to time may be prom lgated by the <br />Association. Without in any manner intending to limit the generality of the foregoing, the <br />Association shall have the right, but not the obligation, to promulgate rules and regu ations limiting <br />~ the use of the common elements to the members of the Association and their respect ve employees, <br />invitees, guests and agents. Such use may be conditioned upon, among other thin s, compliance <br />by the Unit owner with such Rules and Regulations and the payment by the Unit owner of such <br />assessments as may be established by the Association for the purpose of defraying t e cost thereof. <br />4.5 Limited Common Elements. The Condominium contains the fol~owing limited <br />common element: i <br />~~ <br />Parking spaces: Units TP- to TP- and MP-_ to MP-_, as sho~vn on the plat. <br />5. PARKING. ~ <br />5.1 General Common Element Parkin~. Except for designated li ' ited common <br />elements, all parking spaces are general common elements and shall be available fo the use of the <br />Unit owners and their customers, invitees and guests. The general common eleme t parking shall <br />be used in accordance with Rules and Regulations promulgated by the Board of Di ectors, which, <br />in its discretion, may restrict the use of some or all of such parking spaces to certain of the Units. <br />5.2 Maintenance Re~air and Re~lacement. The Board of Directors sh ~ 11 allocate the <br />expense of maintenance, repair and replacement of the general common element arking spaces <br />among the Office Unit owners equitably to reflect the benefit the Office Unit owne s receive from <br />the existence, use, maintenance, repair and replacement of such parking spaces. If e Office Unit <br />owners cannot reach unanimous agreement allocating such costs, then they shall be llocated on the <br />basis provided in Section 4.2(d). <br />~ Page 5.
