~ (c) The grounds, gardens, sidewalks and pazking areas; <br />(d) Installations of central services such as power, lig~t, gas, <br />hot and cold water, heating, refrigeration, cable television, air conditionin , waste <br />disposal and mcinerators up to the outlets within any Units; ', <br />(e) The tanks, pumps, motors, fans, compressors, ducts'i and, in <br />general, all apparatus and installations existing for common use, regar~less of <br />whether the same aze located within or without the boundary of a Unit; ,' <br />(~ The stairways, elevators, corridors, lobbies, boiler rooms, <br />and hearing room as depicted on the plat; and ' <br />(g) All other elements of the building necessary or conve~,,ent to <br />its existence, maintenance and safety, or which are normally in common use~_ <br />4.2 <br />(a) General. The cost of maintenance, repair and replace~nent of <br />the common elements shall be a common expense, and the performance f such <br />work shall be the responsibility of the Association. Except as otherwise p~ovided <br />in this Declaration and the Bylaws, each Office Unit will be liable for the c mmon <br />expense in proportion to such Unit's percentage ownership in the c mmon <br />elements. Nothing herein contained, however, shall be construed so as to p eclude <br />the Association from delegating to persons, firms or corporations of its ~Choice, <br />such duties as may be imposed by the Association. <br />~ (b) Hearin Room. The cost of maintenance, re ir and <br />€ P~ <br />replacement of the general common element Hearing Room depicted on ~he plat <br />shall be a common expense and the performance of such work shall be the <br />responsibility of the Association. The Auditorium and Auditorium Con erence <br />Room shall be used in accordance with Section 7.2.
