Architectural
The restroom concem with size and number is being taken care o£ Concern about public access
~ to a restroom on the ground floor for Casey's (coffee bar place) was expressed. All public
restrooms on the ground floor will close when Transit leaves at 9:45 p.m. Casey's has 800 square
feet. It is possible to provide a one room unisex ADA compliant facility. We could rough it in
as part of the TI's in this tenant space for future build-out. More cost effective to plug now and
then add improvements to TI's as tenant's choice. Dan Berrey will get back with tenant
regarding this possibility.
Will there be a restaurant in the building and will they have restrooms? Yes. What about
a grease hood? We aze planning on a rated shaft to accommodate for a grease hood, but tenant
will need to provide connection with shaft. This will be an agenda item for Thursdays
mechanical meeting.
NEW ISSUE5
What is core and what is TI is the major issue for everyone to be able to a.rrive at GMP.
MNIDC will send samples to define what is typical shell and typical TI to everyone to work from.
Office and retail are both different. MNIDC can provide office definitions to Pence/Kelly
tomonow and retail will follow. MNIDC will set the spec and Pence/Kelly will need to know
where to place the cost.
Materials Testing
~; Leonard and Dave getting scope as part of the specifications.
Heliport will not fly.
Public Phone
The need and location of public payphones was discussed. It is best to plan into the design now.
Currently there are payphones in front of the courthouse. If you do not provide one, you end up
with a tremendous amount of street traffic in the buildings looking for phones to use. It was
determined this is a need and an unobtrusive area of the plaza needs to be pinned down for
location.
Mail Bozes
The need for mail andJor fed ex drop was also discussed. Leonard will check with the post office
and try to plan for a space common to all tenants.
Bicycle Parking
Salem planning code requires percentage to car parking for bicycles. We will need to allow space
for bicycle parking in our design.
Curt asked if we are over budget by $2.7 million, should we be working on reducing these
costs? MNIDC has been trying to get firm hold on budget. They aze still not 100% sure if we are
~ looking at that specific dollar amount over budget. By eliminating P2, we are working towards
the right direction of lowering costs. We need to have new complete pricing for the building
with P 1 parking structure and see where we are at that time. Further discussion was held
Page 9 of 10
