every floor. We are looking to Mike to identify inexpensive azeas where we can beef up the slab <br />and identify heavy loading spaces, targeting items typically weighing more than 50# per square <br />~: foot. We also need to look at future needs that would require high density filing systems. This <br />option is less expensive to incorporate into the design now than later. <br />Another item to consider is class A buildings can typically add fle~bility to tenant improvements <br />by adding interior stairwells. This may not be an item of concern, but interconnecting stairwells <br />between 2-3 floors might be beneficial to tenants. This is another item that is relatively <br />inexpensive now, but cost prohibitive later on. We can plan on a structural knockout and avoid <br />mechanical in this area. Discussions were held on how this option could be utilized for county <br />and transit as well as any potential retail tenant needs. It was recommended to carry as an item <br />and work with Mike on locations and work with NIlVIDC to provide knockout. <br />Signage - no action. <br />Building Systems <br />R.G. reported that the project is one and one-half blocks outside Salem Electric current service <br />area. We will continue working with PGE, but there could be options to choose in the future. <br />Northwest Natural Gas will be making an announcement ne~rt Wednesday on upcoming changes <br />for their company. Transit's connection with Northwest Natural Gas has been on the commercial <br />end. They are planning a huge switch over for the buses from diesel to natural gas. Bruce will be <br />contacting Byron and they can work on any grant programs available for the project. <br />~ Is the state of Oregon Department of Energy still in the loop? No. There are some potential <br />t~ credits available to private development that can offset some costs. <br />Is the condominium association treated as private development for that purpose? Dan <br />Berrey will pose this question to the t~ experts to follow up. <br />MNIDC's experience with energy tax credits since they have been rewritten is not as good as it use <br />to be. You can apply through PGE for credits, for example, to use high efficiency lighting, but <br />sometimes there is a very small amount of benefit applied. Discussions ensued about advantages <br />of energy tax credits and pursuing through both PGE and the State of Oregon Department of <br />Energy. <br />R.G. asked about special electrical needs for the radio station. This information will need to get <br />to Leonard and Byron by Monday. It was noted that KSLM first broadcast from the Senator <br />Block in 1953. It also had a coffee shop and bus center back then. <br />Riser locations are okay. <br />Security system for buses or the system in general has no action. Interface will work on this <br />aspect. Randy recommended talking with his staff regarding county's existing system to get <br />background information. Additional safety and security issues were discussed regarding the <br />~ stairwells in the project. Both security and code issues need to be addressed.
