until parking structure situation has been defined more clearly. Additional items were discussed
that could be incorporated into streetscape budget. The need for holding tanks or storage in
~ piping for roof run off will be explored in ne}rt Thursday's mechanical meeting by Byron, Len
and Dave. Wells for trees and waterproofmg were other items considered. Dave will need more
detail in preparing this budget. R.G. expressed concerns that firmer budget numbers will be
helpful when they meet with city. Project being over budget is major economic decision for
county. Parking board wants more parking made available in the downtown area. NIlVIDC is
assuming that urban renewal funds will pay mazginal costs. Will the city pay anymore with
either scenario of going under the sidewalk or not? Yes, but we don't know what the city will
pay for. We will push to get what we can and we a.re not afraid to ask. We need to have definite
costs and will try to stay at the $2 million allocated. Let's put everything in and have it itemized.
Goal date for Dave to provide itemized numbers will be ne~ Thursday, July 17.
Regarding the use of urban renewal dollars for sewer system improvements, if we are not
proceeding with P2, do we need to address this issue? The upsizing of the sewer system
doesn't increase capacity of system or improve our ability to get water off site. With the P1
structure, we don't have the water situation, why deal with it. We would only be looking at
runoff. Let's go no further with this item.
Update on Structural Meeting this morning
Dave held productive meeting with Mike on how to coordinate the job process with design. They
have dealt with drainage/run off issue and will report back ne~rt Thursday. Using culverts rather
than tanks in building, solves the problem well and cheaply for roof water run off.
Other issues that came from the pre-application meeting with city's building department, fire
marshal and public works. There are some fire code exiting issues with main building and
exiting stairwells. There are a number of ways to solve these issues without real impact.
Another issue was the 4`~ floor roof garden can not be treated as separate occupancy. There will
be a request coming from city for Courthouse Square to provide written compliance with city
codes regarding occupancy. For example, not having a"party" on the roof garden while hearing
room is at capacity and office occupancy is also at maximum. The roof gazden is still up in the
air as far as a concrete definition of use of space. Written compliance would not present a
problem.
The issue of roof grades with good positive drainage rather than flat roofs will be implemented.
Process will entail setting forms and pulling cables to get an angle on the grade, allowing the flow
to move towards the center so no pooling of water on any surface of the roof will occur.
Leonard asked if Mike had forwarded information regarding post tension buildings that had been
requested. Nothing had been received. Leonard will follow up again. 1~IlVIDC is looking at
cable tagging system for identification underneath with plastic identifiers. Another option would
be to utilize sleeves. Discussions ensued regarding use of sleeves and effects on electrical
connections in floor areas with regard to TI's and furniture layouts. There is a device (James "R"
Meter) available for about $3,500 to locate tendons. It is especially good for post tension cables
and works with rebar only at certain depths. This item will get further study at next week's
mechanical meeting. Pence/Kelly asked for determination of cut off between shell and TI's as far
as electrical panels are concemed. Craig will provide a typical spec on mechanical and electrical
Page 5 of 10
