~ ~ <br />6.5 PhvsicalInspection <br />During the Construction Period; Manager shall observe the Project with sufficient <br />frequency so that Manager shall, at all times, be apprised of the then-current status of <br />construction to monitor confonnance with the construction documents. Manager shall become <br />acquainted with the Final Plans referred to in construction documents. <br />6.6 Construction Reports <br />During the Construction Period, Manager shall work with the architect to render <br />to Owner, within twenty (20) days of the end of each calendar mor.th, a report for such month, <br />which report shall contain at least the following: <br />6.6.1 The actual construction progress achieved during such month and <br />to-date, and a comparison thereof to scheduled construction progress for the same periods; <br />6.6.2 The actual expenditures made during such month and to-date, by <br />category of expenditure, and a comparison thereof to the Project Budget; <br />6.63 The estimated cost of completion of the Project; <br />6.6.4 The remaining available balance of funds budgeted by Owner for <br />construction. <br />6.7 Potential Defaults <br />Manager shall promptly inform Owner, in de±ail, of any default or impending <br />default by the architect, the general contractor, or any other contractor under the architect's <br />contract, the construction contract, or the Other Project Contracts, respectively, or by Owner <br />under any such agreement, as to which Manager has any actual lrnowledge or information. To <br />the extent reasonably pra.ctical, Manager shall endeavor to inform Owner thereof by telephone <br />calls placed to Billy Wasson and John Whittington at their offices. <br />6.8 Government Permits <br />Manager shall assist Owner with obtaining, or causing to be obtained, any and all <br />governmental certificates, licenses, permits and approvals, necessary to the development, <br />construction, occupancy and operation of the Projec~ <br />6.9 As-Built Plans <br />Manager shall coordinate obtaining from the architect and the general contractor <br />and delivering to Owner a complete set of "as-built" plans for the Building. <br />g oias~9o.o~ <br />
