Up to 55,000 square feet may be <br />available which will be located on one or two floors. <br />Given the superior location and amenities that this site has to offer, (especially with the <br />highest ratio of on site, covered parking), and the fact that this $30 million project will be <br />the largest project in the history of Salem, it is my opinion that is will be a Salem <br />Landmark. <br />Please understand that over the next four weeks that the lease space offering, will be on a <br />first come first serve basis and that the Developer will have the final review and approval <br />of all proposals. I will put a priority on those who will create a compatible environment <br />for all tenants and support the highest level of success for the future of Courthouse <br />Square. <br />Rental Terms & Conditions <br />Rental Rate: <br />Retail: $1.85 to $2.00 per sf. With a parking allowance of 1.5 per/ 1,000 sf. <br />(Full Service, excluding janitorial.) <br />Office: $1.45 to $1.60 (Full Service, excluding j anitorial / common area charges.) <br />Parking ratio of 3 to 4 per/ 1,000 sf. <br />The final rate will be based on 1999 rent. A letter of commitment will be signed <br />at 1997 rental rates with a C.P.I. index. <br />Parking: <br />Is available on site in an underground parking structure. It will be based on a <br />count of three to four per 1,000 NSF, for office users. This is higher then any <br />other facility offers downtown. <br />Class: <br />The building will have a class A rating. <br />Tenant Improvements: <br />Retail is based at $10.00 sf. and office is based on a$25.00 per square foot TI <br />allowance.
