Box 1413 <br />Corvallis, OR 97339 <br />Re: Lease Space / Courthouse Square <br />Dear Ms. Black: <br />After having the opportunity to complete the feasibility studies on the Courthouse Square <br />project and completing the design of the facility, it is now time to bring the lease space <br />options to the public. <br />I have three possible options that would work well for a coffee shop or larger restuarant: <br />1) Chemeka Street: (North) <br />Ground floor 2,500 to 10,000 sf unit(s). <br />Rent: @ $1.85 to $2.00 sf <br />2) Court Street: (South) <br />Ground floor off the main lobby or with outs'rde entrance on Court Street just <br />across from the County Court House a 5,000 to 10,000 square foot space, with the <br />possiblity of an outside seating area. <br />Rent: @$2.00 plus percentage of sales for a restaurant user on this space due to <br />large open court area cost. <br />3) High/Court: (West) <br />Ground floor off the Bus Mall or Mark O. Hatfield Plaza, a 400 to 1,000 sf area <br />for newsstand and or Espresso Bar. <br />Flat rent payment of $ (Will be decided next week.),_% of sales. <br />Retail: Ground floor located on Chemeketa Street is 2,500 to10,000 sf unit(s). <br />Ground floor located on Court St. 5,600 sf interior w/ 4,000 sf exterior area. <br />The exterior area could be finished off as interior space.
