Given the lack of population density and the demoo aphics, the most likely <br />candiate for groceries would be a 7-11. In this location it is not cost effective <br />for a~roc~ry store to operate in a space under ~000. <br />Therz is a strong core of inedia, medical offices and service related business <br />ranging in size from KGW, Northwest Video, to smaller businesses. This cor~ <br />provides a base on which to expand opportunities for office use and <br />expansion. Offices would be small in scale, leased by indivduals ~vho may live <br />in the new housing and are looking for an alternatives to a home office. <br />The city might consider encouraging this already existing concentration of <br />muti-media businesses by allowing for expansion without the addition of <br />housing. An advantage with the kind of multi-media clustering is that it <br />creates a multidimensional environment in the nei~hborhood creating the <br />dynamics of a 24 hour urban area. <br />The island effect could also be lessen with the elmination of one-way streets <br />to lessen the "island effect." Increase pedestrain activity with traffic calming, <br />more cross-tivalks, trees and parking in the middle of 18th or Jefferson. <br />~ <br />~ <br />
