~ ; <br />~ Given the connectivity of Goose Hollow to downtown Portland, Portland <br />State Unversity and northwest Portland, as well as its proximity to the NIAX <br />light rail, the construction of housing should be the first priority. <br />It is recommened that a potential mixed use for retail and office be considered <br />only with an understanding of the follotiving constraints. <br />1. The present lack of population density in the surrounding <br />neighborhood <br />2. A traffic pattern and physical confia ration that creates a <br />nonpedestrian environment <br />3. Site location lacks a sense of place and is perceived as a <br />"island"or thoroughfare. <br />4. Restricted parking availability <br />Recommended commercial use must be able to dra~v outside the immediate <br />community-, be of a scale of ~000 square feet and under and not compete with <br />the parkina demands of the residential units. <br />~ Based on interviews with developers, brokers, retailers, and property owners, <br />the best commercial uses are service oriented retailers such as a Travel <br />Agency, Title Company, or real-estate offices and small office users possibly in <br />the medical or media production categories. <br />Other recommended retail uses could include neighborhood services such as <br />cleaners or hair salon. <br />Recommended Retail and Service Categories Include: <br />Travel Agency <br />Insurance Agency <br />Ticor Title <br />Mortgage Banker <br />Real-estate Offices <br />Clinics and outpatient care <br />Sports medicine clinic <br />Optometrist <br />7-11/Plaid Pantry <br />Bee's Cleaners <br />Shoe Repair <br />Childcare for do~~~nto~~~n empio~~°°s <br />Hair Salon <br />
