Selection Process: <br />The owners are in need of an expedited process to select a project manager for this <br />project. A short list of candidates will be selected from the proposals submitted. <br />The owners reserve the option to determine how finalists are selected. We also <br />reserve the right to contact fmalists and obtain additional information necessary <br />for our review. Interviews will be held with the finalists based on fee schedules, <br />qualifications, scope of services offered, references and completeness of the <br />proposal. <br />The owners reserve the right to reject any and all proposals received as a result of <br />this RFP and/or cancel this solicitation if it is deemed in the public interest to do <br />so. Consultants may be required to reduce or modify the scope of services as <br />determined by the owners as part of the final contract terms. Final award of a <br />contract will be contingent upon successful negotiation of a contract. <br />Scope of Desired Services: <br />• Analysis of e~usting budget and construction documents <br />• Finalize budget and construction costs <br />• Coordination of the project team <br />• Monitor and coordinate phasing of construction documents to insure <br />owners goals and interests are being met <br />• Monitor construction costs, change orders and provide value analysis <br />• Monitor contract specifications <br />• Assist owners/contractors in selection of vendors and subcontractors <br />• Attend weekly meetings of development team <br />• Ensure code and permit compliance <br />• Conduct regular on-site inspections of project <br />• Coordinate activities of contractor and subcontractors <br />• Conduct testing and inspections as necessary to ensure quality <br />• Ensure ma.intenance of records, drawings, fmancial reports, billings, change <br />orders and other related documents <br />• Resolve disputes and claims <br />• Provide owners with weekly progress reports <br />• Assist owners with cash flow, budget and progress payments <br />• Research and recommend ways to save on construction cost without <br />compromising construction quality <br />• Assist in allocation of unit costs for each owner's share of project <br />• Participate in punch list and monitor building commissioning <br />• Provide daily assistance for questions, answers and dispute resolution <br />
