In accordance with Chapter 172 of the Rural Zoning Ordinance of Marion County, the <br />applicant shall show sufficient dedicated right-of-way (R/W) on the plat to provide the public <br />R/W half -width of 30 feet along the entire subject property frontage, including 30 -foot <br />property radius corners. Based on review of tax assessor's maps, it appears that adequate <br />width exists. However, a radius corner at the intersection of Hayesville Drive NE and <br />Reimann Street NE is needed. The R/W shall be dedicated prior to final plat approval. All <br />dedications shall be to the public, not Marion County. Please contact Right -of -Way <br />Coordinator, Patricia Nordhal, at (503) 365-3104 in this regard. <br />It is the responsibility of the developer to preserve and protect the current PCI rating and the <br />structural integrity of adjacent county roads to the satisfaction of Marion County Public <br />Works through all phases of development. Failure to preserve and protect the road may <br />result in the developer being responsible for replacing or reconstructing the damaged road at <br />the developer's expense. <br />STORM DRAINAGE; <br />Construction of improvements on the property shall not block historical or naturally <br />occurring runoff from adjacent properties. Site grading shall not impact surrounding <br />properties, roads, or drainage ways in a negative manner <br />GENERAL <br />The subject property is within the Urban Growth Boundary of the City of Salem. Systems <br />Development Charges may be assessed upon any development on the newly created parcels <br />at the time of application for building permits. <br />Any utility work in the public right-of-way will require a utility permit from Public Works. <br />Marion County Surveyor's Office indicates that parcels 10 acres and less must be surveyed. <br />Per ORS 92.050, a Plat must be submitted for review along with required fees and a current <br />title report no older than 15 days. <br />Marion County Building Inspection indicates that building permits are required for any new <br />construction. <br />Marion County Tax Department indicates that all delinquent taxes must be paid before a <br />partition plat is recorded. <br />City of Salem Public Works stated that if a common sewer service exists, then the City <br />recommends installation of individual sanitary services for each new lot. <br />Salem-Keizer Public Schools provided information concerning impacts to public schools if <br />the proposal is approved. <br />All other contacted agencies either failed to comment, or stated no objection to the proposal, <br />at the time this report was written. <br />
