19. An overall storm drainage plan shall be developed and shall be subject to approval of <br /> the Department of Public Works with regard to drainage impacts on County roads. <br /> The Board relies on the evidence in the record, including the testimony of the applicant, that it <br /> has met with the Department of Public Works to discuss storm drainage and is committed to meeting <br /> all applicable design and construction standards, that impacts on County roads will be minimized <br /> where possible, and that all development influences to existing drainage and necessary development <br /> changes to existing drainage will be submitted to the Department of Public Works for approval. The <br /> Board finds that it is feasible to comply with this condition. To ensure compliance, the Board imposes <br /> Condition Nos. 5(n), 5(o), and 5(p). <br /> 20. Developer shall dedicate additional right-of-way and widen County Road 960 to <br /> provide turning lane in both directions at access roads, Gates Hill Road and forest access road. <br /> Developer shall provide traffic generation studies to facilitate determination of what is necessary. <br /> The Board relies on the evidence in the record, including the testimony of the applicant and the <br /> DKS TIS submitted with the application, and finds that it is feasible to comply with this condition. To <br /> ensure compliance, the Board imposes Condition No. 5(a) and 5(q). <br /> 21. Adequate sight distance in both directions shall be provided at intersections with <br /> County Road 960. Adjustments in location of intersections and/or substantial excavation may be <br /> required. <br /> The Board relies on the evidence in the record, including the testimony of the applicant and the <br /> DKS TIS submitted with the application, and finds that it is feasible to comply with this condition. To <br /> ensure compliance, the Board imposes Condition Nos. 5(g) and 5(h). <br /> 22. As may be found necessary, developer shall provide improved and/or additional <br /> drainage facilities to protect the road. <br /> The Board relies on the evidence in the record, including the testimony of the applicant and <br /> application materials, and finds that it is feasible to comply with this condition by designing drainage <br /> facilities to protect the roads and limit erosion. To ensure compliance, the Board imposes Condition <br /> Nos. 5(n), 5(o), and 5(p). <br /> 23. Locations and details of pedestrian/bicycle/equestrian paths intersecting and/or located <br /> within road right-of-way shall be subject to Department of Public Works approval. <br /> The Board relies on the evidence in the record, including the testimony of the applicant and the <br /> overall pedestrian and bicycle plan as shown on the Street Plan attached to the application. The Board <br /> finds that no equestrian trails are planned,no paths are proposed within the County rights-of-way <br /> except one crossing of Gates Hill Road and an underpass crossing of North Fork Road, and that it is <br /> feasible to comply with this condition. To ensure compliance, the Board imposes Condition Nos. 5(c) <br /> and 12. <br /> 24. Developer shall provide necessary traffic signs and warning devices. <br /> The Board relies on the evidence in the record, including the testimony of the applicant and the <br /> DKS TIS submitted with the application, and finds that it is feasible to comply with this condition. To <br /> ensure compliance, the Board imposes Condition No. 5(m). <br /> -32- <br />
