If this subdivision case moves forward, prior to plat approval the developer would be required <br />to improve Hollywood Drive along their frontage to appropriate standards as directed by the <br />Public Works department. This will include such elements as pavement widening and overlay, <br />sidewalk, planter strip, and drainage work. <br />The developer will need to obtain fire district approval of the turnaround at the end of Stacy <br />Place. <br />Lot A 1 (as shown on the applicant's site plan) should be accessed via Stacy Place and not via <br />Hollywood Drive. <br />Prior to plat approval, the applicant shall provide a Declaration of Covenants for Road <br />Maintenance Agreement regarding any non -county maintained access easement used to access <br />any part of the subject property (contact Tedd Joling at (503) 584-7714 for details). <br />In accordance with Marion County Driveway Ordinance #651, if this application goes forward, <br />the applicant will be required to obtain a driveway permit for any change in driveway or <br />driveway use, and make changes if necessary to establish safe and compliant access. <br />Vision casements may need to be established near intersections to ensure adequate sight <br />distance is maintained. <br />STORM DRAINAGE <br />Construction of roads, dwellings, and related improvements will increase the amount of storm <br />water runoif from the subject property. The County requires any development 0.5 acre or <br />larger to provide storm water detention. Underground detention systems are preferred for <br />developments located within the urban growth boundary. The system shall be sized so that it <br />will detain the difference between a 5 -year frequency storm with pre -development conditions <br />and a I 0 -year frequency storm with development conditions. <br />Site grading shall not impact surrounding properties, roads, or drainage ways in a negative <br />manner. Construction of improvements on the property shall not block historical or naturally <br />occurring runoff from adjacent properties. Prior to plat approval, the applicant shall provide a <br />storm drainage plan for the site that addresses drainage issues and includes detention elements. <br />In addition, the grading plan shall include existing contours that extend a minimum of twenty <br />feet in each direction from the subdivision boundary. The plan shall also include proposed <br />finish floor elevations, finish grades, and how the proposed contours will match the existing <br />ground. <br />A Mai()r Construction Permit is required before construction of roadway and drainage <br />improvements may commence. <br />The applicant shall obtain approval of the subdivision engineering plans for the required <br />improvements from Marion County Public Works and any other concerned agencies. The <br />applicant shall provide evidence of submission of plans to the applicable utilities before final <br />approval is given. Early coordination is required to meet the utilities' construction schedules. <br />
