The City of Salem Public Works: <br />• All water lines shall meet City of Salem Design Standards with separate services to <br />each parcel located in the proposed access way. Permits can be obtained from the <br />City of Salem. <br />• Each parcel shall have an individual sewer service, and all sewer services shall meet <br />City Sewer Design Standards. Permits can be obtained from the City of Salem. <br />• The applicant shall be required to complete a "Consent to Annex" agreement to <br />connect to the public water and sewer line. <br />The City of Salem Planning Division: <br />• A dwelling unit greater than 15 feet in height requires a rear yard setback of 20 feet. <br />• Provisions need to be made for the future construction of a public street and sufficient <br />to serve vacant land located on other parcels on the block. Utilities or easements <br />provided for future extensions adequate to serve the area. <br />• The property is required to sign an annexation agreement prior to approval of the final <br />plat. <br />• If a flag lot is proposed the access way needs to be a minimum of 25 feet in width. <br />• Lot width is required at a minimum of 40 feet and lot depth at a minimum of 70 feet. <br />• Staff recommends compliance with the City's tree regulations, SRC Chapter 68, at the <br />time of future division and/or development. <br />Salem Keizer Public Schools: Estimates that there will be an increase of one student to <br />the school district. <br />Marion County Fire District: <br />• Approved fire hydrant and water supply requirements per Oregon Uniform Fire Code; <br />• Address requirements for residential and commercial use per Oregon Uniform Fire <br />Code; <br />• Fire apparatus access roads on private property per Oregon Uniform Fire Code. <br />All other contacted agencies either failed to comment, or stated no objection to the <br />proposal, at the time this report was written. <br />6. The following regulations apply when property line adjustments and/or partitioning of <br />land regulated by the Urban Zoning Ordinance are proposed in an RS zone, MCUZO <br />2.12: <br />(a) Lot Area: The minimum lot area for a single family dwelling in a subdivision <br />approved after the effective date of the Ordinance, or a mobile home on a mobile <br />home subdivision lot approved after the effective date of this ordinance, is 4,000 <br />square feet when located within the Salem/Keizer Area Urban Growth Boundary. <br />In all other cases lots shall be a minimum of 6,000 square feet. (See Chapter 27 <br />for density limitations). <br />(b) Lot dimensions, single family: Except as provided in Section 26.800 for Planned <br />Developments, the average width of a lot shall be at least 60 feet; provided that <br />
