The parcel is a legally created parcel. The subject property is Lot 5 of Reimann Gardens <br />Subdivision as recorded in Marion County Records, Volume 13, page 12. The <br />subdivision was plated on April 1, 1937. <br />The surrounding properties are zoned RS and consist of single-family dwellings with <br />accessory structures. The subject property is not in a floodplain, sensitive ground water <br />overlay, geological hazard area, airport overlay, or any other significant overlays. <br />The applicant proposes to divide a 0.91 -acre parcel (39,640 square feet) into three lots <br />consisting of approximately 19,685 square feet, 14,652 square feet, and 6,567 square feet. <br />5. The full comments can be reviewed in the planning file. <br />Marion County Surveyor's Office: <br />• Parcels ten acres and less must be surveyed; <br />• Per ORS 92.050, plat must be submitted for review; <br />• Checking fee, second mylar fee, and recording fee required; <br />• Plant service report and/or title report must be submitted at the time of review. <br />Marion County Public Works: <br />• Transportation and Parks Systems Development Charges shall be assessed upon <br />development of the homes on the newly created parcels, at the time of application for <br />building permits. <br />• In accordance with Marion County Driveway Ordinance #651, driveway permits will <br />be required for any new access or change in existing access to the public right-of-way. <br />Through the building permit process, the applicant shall be required to apply for a <br />driveway permit or an exemption from the permit process. Public Works' staff will <br />review the application. <br />• Also, any utility work in the public right-of-way will require a utility permit from <br />Public Works. <br />• Construction of improvements on the property shall not block historical or naturally <br />occurring runoff from adjacent properties. Site grading shall no impact surrounding <br />properties in a negative manner. <br />• Prior to plat approval, the applicant shall provide a storm drainage plan for the site <br />that addresses drainage issues. <br />Marion County Tax Collection: All accounts are paid in full. A potential additional tax <br />liability may exist which may need to be paid before a partition or adjustment would be <br />approved. <br />
