4. Prior to plat approval, the applicant shall submit a site drainage plan for the site that <br />addresses drainage issues. For more information, contact Matt Hendricks at Public <br />Works, (503) 588-5036. <br />Driveway permits from Marion County Public Works Department will be required for <br />any new or change in existing access to the public right-of-way. For more information, <br />contact Matt Hendricks at Public Works, (503) 588-5036. <br />6. All taxes due must be paid in full to the Marion County Tax Department prior to plat <br />being recorded. <br />ADDITIONAL CONDITIONS: Once the approved use is established the following conditions <br />must be continually satisfied: <br />After the final partitioning plat has been recorded no alteration of property lines shall be <br />permitted without first obtaining approval from the Planning Director. <br />8. The owners of each parcel shall connect to sewer services through the City of Salem. <br />9. The owners of each new parcel shall be required to complete a "consent to annex <br />agreement" with the City of Salem. (Contact City of Salem Public Works 588-6211) <br />10. The applicant shall meet the requirements of the Marion County Fire District #1 as they <br />pertain to the Oregon Uniform Fire Code, with regards to fire hydrant, water supply, <br />address requirements, access roads, and any other standards. Contact person is Paula <br />Smith at the fire district (503) 588-6534. <br />11. At the time of establishing dwellings on the new parcels the property owners shall obtain <br />all required permits from the Building Inspection Division, (503) 588-5147. <br />12. The applicant shall comply with the setback standards as found in Marion County Urban <br />Zoning Ordinance (MCUZO) Chapter 2. The structural setbacks are as follows: <br />Front - 12 feet for a dwelling and 20 feet for a garage; <br />Side - 5 feet; <br />Rear - 14 feet for a dwelling and a building less than 15 feet in height, building <br />over 15 feet shall have a setback of 20 feet. <br />Parcel #1 has two fronts: facing Hayesville Drive south side, and facing the proposed <br />easement on the east side; both maintain a 12 -foot setback. See Finding # 8 for more <br />detail. <br />13. The applicant shall meet with the landscaping requirements from MCUZO Chapter 29 <br />that apply. <br />OTHER PERMITS, FEES, AND RESTRICTIONS: This approval does not remove or affect <br />any covenants or restrictions imposed on the subject property by deed or other instrument. The <br />proposed use may require permits and/or fees from other local, State or Federal agencies. This <br />decision does not take the place of, or relieve the responsibility for obtaining other permits or <br />satisfying any restrictions or conditions thereon.
