12.

Prior to plat approval, the applicant shall provide a storm drainage plan for the site to
Public Works that shows the down spout locations and the septic fields and any other
natural water features.

13.

Driveway permits will be required by Marion County Public Works for any new access
or change in existing access to the public right-of-way. Through the building permit
process, the applicant shall be required to apply for a driveway permit or an exemption
fi.om the permit process. Public Works' staff will review the driveway at that time and
determine if it is in compliance with current County standards.

14.

The partitioning plat shall substantially conform to the submitted site plan. Minor
variations may be allowed upon review and approval of the Principal Planner. All
resulting parcels must be a minimum 2.0 acres each.

ADDITIONAL CONDITIONS: Once the approved use is established the following conditions
must be continually satisfied:

15.

After the final Partitioning plat has been recorded no alteration of property lines shall be
permitted without first obtaining approval fi.om the Planning Director.

OTHER PERMITS~ FEES~ AND RESTRICTIONS: This approval does not remove or affect
any covenants or restrictions imposed on the subject property by deed or other instrument. The
proposed use may require permits and/or fees fi.om other local, State or Federal agencies. This
decision does not take the place of, or relieve the responsibility for obtaining other permits or
satisfying any restrictions or conditions thereon. It is recommended that the agencies mentioned
in Finding # 5 below be contacted to identify restrictions or necessary permits. The applicant is
advised of the following:

16.

The subject property is within the unincorporated area of Marion County. Transportation
and Parks Systems Development Charges shall be assessed upon development of the
home on the newly created parcel, at the time of application for building permits.

17.

Construction of improvements on the property shall not block historical or naturally
occurring rtmoff from adjacent properties. Site grading shall not impact surrounding
properties in a negative manner.

PROCEDURE: The Marion County Subdivision and Partitioning Ordinance provides that
certain Partition applications be considered first by the County Planning Director. If there is any
doubt that the application conforms with adopted land use policies and regulations the Director
must condition or deny the application. Any interested person who disagrees with the Director's
decision may request that the application be considered by the Marion County Heatings Officer
after a public heating. The applicant may also request a reconsideration (one time only and a fee
of $200) on the basis of new information subject to signing an extension of the 150 day time
limit for review of zoning applications.
