10. <br /> <br />11. <br /> <br />partitioning plat. Septic site requirements may affect the proposed property line or <br />lot locations. <br /> <br />Prior to the issuance of building and septic permits, site specific Engineering Geology <br />Reports shall be filed with the Planning Division for both proposed parcels. <br /> <br />The Marion County Planning Division, in coordination with the Mid-Willamette Valley <br />Council of Governments, shall name the proposed private access easement. The name <br />must be shown on the final partitioning plat and a work order for the street sign <br />installation, with appropriate fee, must be submitted to Marion County Department of <br />Public Works prior to the plat being recorded. <br /> <br />The westerly parcel shall be served by the existing access easement named Fern Forest <br />Lane S. The name must be shown on the final partitioning plat and a work order for the <br />street sign installation, with appropriate fee, must be submitted to Marion County <br />Department of Public Works prior to the plat being recorded. <br /> <br />Prior to issuance of building permits, evidence shall be provided to the Planning Division <br />that the access easements have been improved to the standards in Section VII(6) of the <br />Marion County Subdivision and Partitioning Ordinance. The access easement is also to <br />provide for utilities. <br /> <br />Prior to recording the final plat, the applicant shall submit plans for access roadway <br />easements to Salem Suburban Fire District for approval. Due to potential fire safety <br />hazards resulting from the proposal, the applicant shall meet the Salem Suburban Fire <br />District's requirements and Uniform Fire Code provisions for access. After construction <br />of the access easement, evidence of compliance with Salem Suburban Fire District's <br />standards shall be submitted to the Planning Division. <br /> <br />The applicants shall sign and submit a Declaratory Statement to the Planning Division for <br />each tmdeveloped parcel that states that there may be long term groundwater supply <br />limitations and that the County is not responsible for deepening or replacing wells. The <br />signed statement shall be recorded with the Marion County Clerk after it has been <br />reviewed and signed by the Planning Director (Statement enclosed). <br /> <br />The applicant shall, prior to issuance of a building permit, sign and submit a Farm/Forest <br />Declaratory Statement to the Planning Division. This statement is to notify the applicant <br />and subsequent owners that there are farm or timber operations in the area and must be <br />recorded by the applicant with the Marion County Clerk after it has been reviewed and <br />signed by the Planning Director (Declaratory Statement enclosed). <br /> <br />A special dwelling setback of 200 feet shall be maintained from all adjacent properties <br />zoned SA to the south. <br /> <br /> <br />
