collector with a standard right-of-way half width <br />of 30 feet. The applicant shall dedicate <br />sufficient right-of-way on Hollywood Drive to meet <br />these street standards. It appears ten feet along <br />Hollywood drive is required[.] Also, the zone code <br />requires a twenty -foot radius at the intersection <br />of the two streets to be dedicated. Any <br />dedications should be to the public, not Marion <br />County. <br />2. If there are utilities located in the existing <br />right-of-way that require moving for the required <br />public improvements, Marion County can help <br />coordinate these relocations, as their should be <br />no charge to the developer. Early coordination is <br />required to meet the utilities construction <br />schedules. <br />3. In lieu of requiring immediate construction, the <br />applicant shall provide a construction agreement <br />regarding roadway improvements, including paving <br />and drainage, to the arterial and collector <br />standards along their frontage on Silverton Road <br />and Hollywood Drive, respectively. The <br />improvements will be made at such time the <br />property is improved. A recordable agreement shall <br />be provided before the zone change is approved <br />(form available from Public Works). <br />4. The proposed development is near the County's <br />threshold for requiring a Transportation Impact <br />Analysis (TIA). The applicant shall submit a <br />report that identifies a TIA is not required due <br />to the [character] of the development or submit a <br />TIA that meets Public Works standards. The TIA <br />needs to be done before the zone change can be <br />approved. Its first purpose is to determine if the <br />proposed zoning change can be accommodated. Its <br />second purpose is to allow approval of the <br />development assumptions. The TIA will identify if <br />the developer needs to make any contributions <br />toward the future traffic signal at this <br />intersection. <br />5. The County requires any development 0.5 acre or <br />larger to provide storm water detention.
