can be addressed by a condition requiring DPW review of new <br />development. This policy is satisfied for commercial use of the <br />property. <br />General Development Policy 10. Improvement of streets in addition <br />to those abutting a development may be required as a condition of <br />approval of subdivisions and other intensifications of land use. <br />Silverton Road and Hollywood Drive are county roads abutting the <br />subject property. DPW submitted comments about road improvements <br />needed because of redevelopment of the subject property. DPW asks <br />for an additional ten feet of dedication along Hollywood Drive and <br />a 20' radius dedication at the corner of Hollywood Drive and <br />Silverton Road for future construction of improvements. Unpon <br />redevelopment, the commercial space and types of commercial <br />activities will expand, and more traffic will be drawn to the <br />subject property. Requested improvements will be needed upon <br />redevelopment of the property. <br />In lieu of immediate reconstruction of Hollywood Drive and its <br />intersection with Silverton Road, DPW asks applicant to sign a <br />construction agreement for future improvements. Driveway and <br />utility permits will also be required at the time of <br />redevelopment. With a condition of approval requiring property <br />dedication, utility and driveway permits, and a construction <br />agreement, this policy will be met. <br />General Development Policy 12. Land use regulations which govern <br />the siting of any development should encourage development to <br />reduce its impact on adjacent properties by screening, <br />landscaping, setback, height, and mass regulations. <br />Development standards regarding <br />height and other compatibility <br />MCUZO. This policy is met. <br />screening, landscaping, setback, <br />requirements are found in the <br />General Development Policy 14. Outdoor storage areas should be <br />screened from the public streets and from adjacent uses. <br />Site obscuring screening for outdoor storage areas will be <br />required as a condition of approval. As conditioned, this policy <br />is met. <br />General Development Policy 15.
