The property contains a commercial nursery and <br />was created into its present configuration through the review and approval of Lot Line <br />Adjustment Case 96-14. <br />3.All surrounding properties are zoned EFU and consist of mixture of farm and non-farm <br />parcels. <br />4.Soil #% of ParcelSCS Soil ClassHigh Value? <br />Concord75IIIY <br />Woodburn 25IIY <br />5.Type 018Acres 19.45 <br />6.The applicants are proposing to establish a farm stand on the property. <br />7.Section 136.040 (A) of the Marion County Rural Zoning Ordinance allows farm stands <br />subject to the following standards: <br />(a)Structures shall be designed and used for the sale of farm crops and livestock grown <br />on farms in the local agricultural area. <br />(b)The sale of incidental retail items is permitted provided the sales of the incidental <br />items make up no more than 25 percent of the total sales of the farm stand. <br /> <br />
