NOTICE OF DECISION <br />SUBDIVISION CASE 17-001 <br />APPLICATION: Application of the Thomas Kay Company for conceptual and detailed approval to subdivide 3.30 <br />acres of a 4.24 acre parcel into 14 lots and an adjustment to permit a block length of 760 plus feet, where 600 feet <br />maximum is allowed, in a UD (Urban Development) zone with automatic rezoning to RS (Single Family Residential) on <br />property located in the 3,000 block of Hollywood Drive NE, Salem. (T7S; R2W; Section 18AC; tax lot 2000). <br />DECISION: On April 4, 2017, the Marion County Planning Commission GRANTED conceptual and detail approval to <br />subdivide the property into 14 lots and an adjustment to allow a block length in excess of 600 feet, subject to the <br />conditions indentified in the following Conditions of Approval. <br />EXPIRATION DATE: This subdivision approval is valid only when exercised by April 19, 2019. The effective period <br />of an approved subdivision may be extended for an additional year subject to approval of an extension (Extension form <br />available from the Planning Division). Additional extensions may not be granted if the regulations under which this <br />decision was granted have changed since the original approval. <br />This decision does not include approval of a building permit. <br />CONDITIONS OF APPROVAL: <br />1. The applicant shall submit documentation satisfactory to the Marion County Surveyor accomplishing the final <br />subdivision plat.. The applicant is advised that a current or updated title report from a title company must be <br />submitted with the final mylar. <br />2. All easements (utility, drainage, etc.) required by reviewing agencies shall be shown on the final plat. <br />3. Prior to submission of the final plat, the applicant shall submit evidence of compliance with the development, <br />water supply, and access standards of Marion County Fire District No. 1. <br />4. Public Works Land Development Engineering and Permits Division (LDEP) will not approve the final plat for <br />recordation until the following conditions have been satisfied: <br />Condition A — Show sufficient dedicated right-of-way (R/W) on the plat to provide the public R/W half -width of <br />30 feet along the subject property Hollywood Drive frontage for a City of Salem Collector street. <br />Condition B — On the subdivision plat, show dedicated right-of-way (R/W) width of 60 feet for the proposed <br />interior streets, including 30 -foot radii at intersections. <br />Condition C — On the subdivision plat, show any utility easements necessary for placement of planned utility <br />vaults outside of the public right-of-ways. <br />Condition D — On the subdivision plat, provide an ESSD drainage easement width equivalent to the design <br />channel width plus 10 -feet on either side of each defined top -of -bank, and, a minimum 10 -foot <br />wide maintenance easement from Hollywood Drive. <br />Condition E — Prior to plat approval, design, permit and construct to City of Salem standards, Hollywood Drive <br />urban frontage improvements, said improvements anticipated to consist of 17 -feet half -width of <br />roadway pavement including tapers, curb/gutter, sidewalk, street connection, ADA ramps, . <br />landscape strips, closed system stormwater drainage collection and conveyance, and signing and <br />striping. <br />Condition F — Prior to plat approval, design, permit and construct to current County and City of Salem standards, <br />34 -foot wide, full -street improvements, said improvements anticipated to consist of roadway <br />pavement, curb/gutter, sidewalk, driveway drops, ADA ramps, landscape strips, closed system <br />
