NOTICE OF DECISION <br />SUBDIVISION/ADJUSTMENT 07-2 <br />APPLICATION: Application of Dan Blackstone for conceptual and detail approval to subdivide a <br />0.94 acre parcel into five lots and a major adjustment to reduce the required 12 foot setback from the <br />access easement to 5 feet for the dwelling on lot 5 in a RS (Single Family Residential) zone located at <br />3070 Hollywood Drive NE, Salem. (T7S; R2W; Section 18AB; tax lot 4600). <br />DECISION: On March 6, 2007 the Marion County Planning granted conceptual and detail approval <br />subject to the conditions identified in the following Conditions of Approval. <br />EXPIRATION DATE: This subdivision approval is valid only when exercised by March 20, <br />2009. The effective period of an approved subdivision may be extended for an additional year subject <br />to approval of an extension (Extension form available from the Planning Division). Additional <br />extensions may not be granted if the regulations under which this decision was granted have <br />changed since the original approval. <br />This decision does not include approval of a building permit <br />CONDITIONS OF APPROVAL: <br />The applicant shall submit documentation satisfactory to the Marion County Surveyor <br />accomplishing the final subdivision plat. The applicant is advised that a current or updated title <br />report from a title company must be submitted with the final mylar. <br />2. All easements (utility, drainage, etc.) required by reviewing agencies shall be shown on the <br />final plat. <br />The new public road shall be named "Stacy Place NE". The name must be shown on the final <br />recorded plat and a work order for the street signs installation, with appropriate fee, must be <br />submitted to Marion County Department of Public Works prior to the plat being recorded. <br />4. Prior to submission of the final plat the applicant shall submit evidence of compliance with the <br />development and access standards of Marion County Fire District No. 1. <br />Prior to recording the final plat, the applicant shall submit evidence of compliance with the <br />requirements recommended by Marion County Department of Public Works through their <br />comments including; <br />(a) The applicant shall show sufficient dedicated right-of-way on the plat to provide the <br />public dedicated right-of-way half -width of 30 feet along Hollywood Drive. Additional <br />right-of-way shall be dedicated to allow any cut or fill slopes or roadside ditches to be <br />within the public right-of-way. Any dedications should be to the public, not Marion <br />County. <br />(b) The developer will need to obtain fire district approval of the turnaround at the end of <br />Stacy Place. <br />
