NOTICE TO MORTGAGEE, LIEN-HOLDER, VENDOR, OR SELLER: ORS CHAPTER 215 <br />REQUIRES THAT IF YOU RECEWE THIS NOTICE, IT MUST PROMPTLY BE <br />FORWARDED TO THE PURCHASER. <br /> <br />NOTICE OF DECISION <br />PARTITIONING CASE NO. 02-21 <br /> <br />APPLICATION: Application of Alan Koloen to divide a 4.36 acre parcel into two parcels <br />containing 2.18 and 2.18 acres each in an AR (ACREAGE RESIDENTIAL) zone on property <br />located at 6633 Fern Forest Lane S, Salem. (Section 24C; T8S; R4W). Tax Lot 902. <br /> <br />DECISION: Notice is hereby given that the Planning Director for Marion County has <br />APPROVED the above described Partitioning application subject to certain conditions. <br /> <br />This approval is valid only when the final partitioning plat is recorded by NOVEMBER 5~ <br />2004. After recording the final partitioning plat, the applicant shall provide proof of the <br />recording to the Planning Division. This can be either a copy of the recording fee receipt or a <br />copy of the plat showing the County Clerk's stamp. The effective period of an approved <br />application may be extended for an additional year subject to approval of an extension <br />(Extension form available from the Planning Division). Additional extensions may not be <br />granted if the regulations under which this decision was granted have changed since the <br />original approval. <br /> <br />WARNING: A decision approving the proposed division or use is for land use purposes only. <br />Due to septic, well, and drain field replacement areas, these parcels may not be able to support a <br />dwelling. To be sure the subject property can accommodate the proposed use the application <br />needs to check with the Building Inspection Division, 588-5147. <br /> <br />This decision does not include approval of a building permit. <br /> <br />CONDITIONS: The following conditions must be met before a building permit can be obtained <br />or the approved use established: <br /> <br />The applicant shall submit a final partitioning plat to the County Surveyor's Office (5155 <br />Silverton Road NE). Following plat approval, it shall be recorded with the Marion <br />County Clerk (final plat instructions and example enclosed). <br /> <br />The applicant is advised that a Partition Plant Service Report, from a title company, will <br />be required upon submission of the final mylar to the County Surveyor. <br /> <br />Prior to submitting the final partitioning plat, the applicants shall obtain an approved <br />septic site evaluation from the Marion County Building Inspection Division on the <br />undeveloped parcels.
