<br />NOTICE TO MORTGAGEE, LIENHOLDER, VENDOR, OR SELLER: ORS CHAPTER <br />215 REQUIRES THAT IF YOU RECEIVE THIS NOTICE, IT MUST PROMPTLY BE <br />FORWARDED TO THE PURCHASER. <br />NOTICE OF DECISION <br />URBAN MAJOR ADJUSTMENT CASE NO. 00-4 <br />APPLICATION: <br /> Application of Claudette Fields for a major adjustment to reduce the required <br />20 foot garage setback from the property line along Bass Lane SE to 12 feet in a RS (SINGLE <br />FAMILY RESIDENTIAL) zone located at 4182 Bass Lane SE, Salem. (Section 31BA; T7S; <br />R2W). Lot 901. <br />DECISION: <br /> Notice is hereby given that the Zoning Administrator for Marion County has <br />APPROVED <br /> the above described Zoning Adjustment application subject to certain conditions. <br /> NOVEMBER 28, 2002 <br />. <br />This Adjustment is valid only when exercised by The effective time <br />period of an approved Adjustment may be extended for an additional year subject to approval of <br />Additional extensions may <br />an extension (extension forms available from the Planning Division). <br />not be granted if the regulations under which this decision was granted have changed since <br />the original approval. <br />CONDITIONS: <br /> The following conditions must be met before a building permit can be obtained <br />or the approved use established: <br />1.The applicant shall obtain necessary permits from the Marion County Building Inspection <br />Division. <br />2.The garage shall maintain a 12 foot setback from the lot line adjacent to Bass Lane SE. <br />OTHER PERMITS, FEES, AND RESTRICTIONS: <br /> This approval does not remove or affect <br />any covenants or restrictions imposed on the subject property by deed or other instrument. The <br />proposed use may require permits and/or fees from other local, State or Federal agencies. This <br />decision does not take the place of, or relieve the responsibility for obtaining other permits or <br />satisfying any restrictions or conditions thereon. It is recommended that the agencies mentioned <br />in Finding #5 below be contacted to identify restrictions or necessary permits. <br /> <br />PROCEDURE: <br /> The Marion County Zoning Ordinance provides that certain Conditional Use <br />applications be considered first by the County Planning Director. If there is any doubt that the <br />application conforms with adopted land use policies and regulations the Director must condition <br />or deny the application. Any interested person who disagrees with the Director's decision may <br />request that the application be considered by the Marion County Hearings Officer after a public <br />hearing. The applicant may also request a reconsideration (one time only and a fee of $200) on <br /> <br />
