<br />MEMORANDUM <br />TO: <br />Marion County Hearings Officer/Gasser <br />FROM: <br />Marion County Planning Division/Kirsher <br />SUBJECT: <br />Conditional Use Case #94-63/Centerwall <br />DATE: <br />August 3, 1994 <br />The Marion County Planning Division has reviewed the <br />above-referenced application and offers the following <br />comments: <br />FACTS: <br />1.The parcel, except for a 16' strip providing ac- <br />cess to State Highway 214, is designated Rural <br />Residential in the Marion County Comprehensive <br />Plan. The intent of this designation and the <br />corresponding AR (ACREAGE RESIDENTIAL) zone is to <br />provide for acreage homesites. The access strip <br />is situated within a UT-5 (URBAN TRANSITION - 5 <br />ACRE DENSITY) and is designated Single Family <br />Residential in the Silverton Comprehensive Plan. <br />2.The 19± acres is situated 240 feet south of State <br />Highway 214, approximately 275 feet east of its <br />intersection with Ike Mooney Road. A portion of <br />the property along Silver Creek is located within <br />an identified 100 year floodplain. <br />3.Several homesites, inside the Silverton Urban <br />Growth Boundary, are located to the north across <br />Silver Creek. These properties are zoned UT-5 <br /> <br />
