From: DENNIS KILFOIL
To: GWM2. M-MCDC1. BWASSON
Date: 6/30/98 4:10pm
Subject: Seattle-Northwest Letter of June 17th. -Reply
Billy, Patrick Howard has completed a spreadsheet with the corrected set of assumptions. The attached files are
for a 25 year and 30 year amortization. Ken Roudybush has reviewed and finds no outstanding issues. Let me
know if you have any problems reading these attachments.
»> BILLY WASSON 06/23/98 03:53pm »>
In our meeting with the BOC I agreed to give you a better or corrected set of assumptions. What I will share is the
latest cost data from or estimating service.
Development costs:
* building shell and core, $71.48 per sq. ft.
* parking $16,000 per space
' tenant finishes $41.50 per sq. ft.
Total square feet.
It appears to us that you should inflate by 8°~ your square feet to allow for common areas.
Operating expense of the space, a better figure would be $.30per sq.ft.
I look forward to seeing the recalculations based on these revised assumptions. If there is more I can do please
advise. Thanks.
CC: CLUEDEMAN, GWM2.M-EDISON.RCURTIS
