.~ <br />Courthouse Square Design Team Meeting <br />May 8, 1997 - 2 p,m, <br />Attendees: Randy Curtis, RG Anderson-Wyckoff, John Whittington, Curt Pence, Dave Ha}~s, Curt Pence, <br />Leonard Lodder, Alan Costic, and Dan Beney , <br />Randy opened the meeting by reviewing the new timeline that was created as a result of the I <br />InvestmentlDevelopment Team meeting on May 1 st. ' <br />June 1- all agreements underway, including architectural & contracting agreements <br />July 1- private owner financing <br />July 15 - DD drawings (shell); construction documents (parking, utilities, structural); and TI's~lbudget <br />(confirm at $30). You need to change the wording from TI's budget to TI's description. T~ansit and <br />County need to confirm that a$30 allowance is realistic. We need to work with Alan to knovu~ what $30 <br />will buy us. ; <br />August 1 for excavation and some type of testing - Discussion examined what 30 days to d further <br />testing on soil might achieve. There could be some dollar savings. It will be bid like clean d' and if you <br />run into problems, then you add change order to cover costs of difference in distance to haul s il. T'he <br />reason to look at this area early is to know what needs to be done. <br />When demolition is completed, will it be a clean hole? The response was that walls are staying in <br />place. It's the testing under basements then that we are concerned with? The response Was: part of <br />it, yes. What will further testing give us? The advantage testing ahead of time will giv~ us what <br />levels to watch for impacted soils, and there are disadvantage to doing it. This will be left as~n option, <br />and as we get closer to this date, we ca.~ address it. Discussions followed about available site~ to haul <br />impacted soils. <br />What are the bid packages referred to in the timeline? <br />If we have the DD drawings being completed on July 15`~, then the bid packages consisting of ~tructural, <br />excavation, mechanical, and electrical needs to follow the drawings immediately after July 151"' . Pence <br />Kelly will want to include bids on rebar at this time as well as the waterproofing package bid. ~ <br />August 15w is deadline for GMP and also final budget for public and private commitments. Co~Cnmitments <br />need to be finalized for bond sale for September L <br />Discussions centered around how Pence Kelly needs to break out costs for GMP, specifically ill you have <br />general office areas laid out, will conferencing center have a reflected ceiling plan available? ~t will be <br />well defined, but won't be complete with all the detail work. As far as TI's are concerned, onc Transit and <br />County meet with Architect next week, we can provide better answers. These areas don't need~o be <br />broken down to develop the GMP. We will have flexibility later on in the last quarter of the y~ar to detail <br />the project out with ability to move dollazs from one area to another if costs are running higher.', <br />Transit and County are both working with Dan's budget and the components involved in trying~to <br />understand where we stand. There is room to make adjustments later on. Transit and County ill work <br />out the formula for billing splits betwee^ them. RG reported that the bus mall would be separat~, and costs <br />would be shared on the basis of the condominium agreement. <br />The next step would be to identify the different floor occupancy.
