~ parking structure for County. ' <br />Leonard had two new options on the pazking structure layout, moving it back to the Chevron <br />site. There is a gain of 14 spaces for a total of 379 spaces. The price per space ~vill go up from <br />the $11,000 per stall as planned eazlier. General contractor needs to look at dra~ings to be able <br />to estimate cost per stall and come up with efficiency rating on each option. The! location of the <br />stairs a.nd elevators were also discussed. Code requirements and other factors (loss of prime <br />office space or loss of potential high profile suites) impact the shifting of the pa~king structure <br />away from Church Street and determine location of elevators and stairwells. ' <br />We need to come up with a basic bid and then add any e~rtras, fancy finishes, etC. as areas that <br />could be cut if need be. ' <br />Curt asked the question about gates on the project. Leonard is working on those items. <br />Contractor needs to figure in to the structural portion. Discussions continued on ~he security of <br />the building in the evenings and using the gates to secure the perimeters from tr~spassers. We <br />will work with a system that would allow you to exit if you are inside. <br />The topic of removal of contaminated soils was discussed. The plan is to dig down 25 - 28 feet. <br />The dirt will need to be hauled away and then brought back for fill. It is in our l~est interest to <br />get rid of it. Contractor will figure how deep to go for footings. We still have th unknown on <br />level of contaminated soil. Still have the possibility of when fill is brought bacl~ that in years <br />~ down the road the contamination if not remov <br />ed would contmue movmg north. ;' Still working <br />on negotiations with Chevron and the Statesman Journal on contaminated soils. ' <br />DE-WATERING <br />Dave has a concern regarding the numbers he is hea.ring on quantities of water fldwing through <br />site. The city storm sewers could accept 100 gallon a minute, but if it iS at 100,000 <br />gallons/minute, there is no way this would happen. With regard to the potential o~f water in the <br />site, it does not have to do with rainwater, but the viscosity of the soil and watejr table level. <br />Once you dig the hole, the soil is very granular and it opens to wash very quickly. ,' <br />Contractor has to pla.n for either underslab drainage or waterproofing. The proc~ss is to keep <br />water out of the building and allowing water to flow around building and throug~ soils. The <br />water flow is not moving at a significant rate, only when there is a hole in the grourid. <br />RG asked if you could still power wash the gazage? Leonard answered yes. ' The Marion <br />County Courthouse parking structure across the street from our project seem~ to have no <br />problems with water and stays pretty dry. ', <br />The concern for Dave is that normally you do not design de-watering in this phase,; but it would <br />help to know if there is a huge concern and to plan for it. Discussions revolveti around the <br />construction of the Capitol Ma112 level parking structure about 7-8 years ago. Th~y didn't run <br />~ into problems on that structure, but did do some steps that turned out to be unnecess~.ry. <br />
