~ net square feet and could all be fit into the 2°~ floor, leaving the 3rd floor as retail lease space.
The conferencing center and Transit will occupy the 4'~ floor. Transit is looking for a more
rectangular section of floor space than being spread out. RG wants to see what comes up in the
planning stages. It is not essential for Transit to be directly above its space on the ground floor.
The architect will concentrate efforts on placing all County offices on the 2nd flaor. They will
do some layouts this week. Randy has scheduled a meeting at 1:30 p.m. on F#iday, May 30~`
with County Department heads to talk about para.meters, cost issues, etc. Leon~rd will try and
have some bubble diagrams available for this meeting.
Transit Report
RG and Randy attending meeting last week with local government and the Chamber. They had
received an advanced copy of questions, but everything went smoothly and the answered all
questions. One concern that they have pickup up from the public in general is that a public
agency is overbuilding the project with unfair competitive leased office space downtown. The
one advantage we have is a good parking ratio for first class office space that others ca.n't
compete with. County is not ready to back off on square footage. Our first option will be to
deal with TI's, but not build out all azeas. The second would be to look for an investor to pick
up some square foota.ge that is not needed. Either option should not affect the architect's
designs at this time or put them on hold.
~ Architect Report
Leonazd reported that they keep plowing ahead. We are developing more and more details as
we go along. We have scheduled a meeting with Dave & Mike Hayford on working on the
structure and working within budget.
De-watering Issue
Dave asked where we stand on the de-watering. Leonard has a call in to Kathl~en at Century-
west and hasn't heard back yet. Stan Kelsey is a consultant they may bring in who has expertise
in water.
RG asked when does the new sewer line go into Chemeketa ? They are working on a sanitary
sewer. The storm sewer runs pazallel to sanitary sewer. Tim from the city said that during the
dry season there is not a problem, and you can pump a lot of water into it. Hqwever when it
rains, that option is not available. This needs to be addressed with Centurywest.
Discussions were held on what the impact on design would be to reduce the building by 20,000
square feet. The would be no significant negative impact from an architectural standpoint. We
need to revisit the impact of taking square footage out of the structure. Taking out 20,000
square feet could have impact on how building handles structurally. It could be an easy process
or the structural engineer could have problems with this.
Pence/Kelly
Curt had a question about staging areas. The contractor will need temporary trailers to operate
Page 4 of 6
