<br />We need to present a design that we can build that meets code requirements and then we will deal <br />~ with selling the add-ons. We will concentrate on the 5 story building. MNIDC can work with this <br />design to establish the performa. Leonard provided documentation to 11~Il1~1DC for the performa, <br />which included the 5 story option with both the 1 and 2 story lobby. The Sth floor skylight has <br />been eliminated and is not in the budget comparisons. With this information NIlVIDC will have <br />a performa put together in two weeks or sooner. <br />The performa has answers to some blanks in the development agreement. Dates for both transit <br />and county boards to approve is scheduled for the 24th for the county and the 26th for transit. The <br />performa from MNIDC is needed before the boazds can adopt this agreement. A phone call will be <br />needed to Mark and Scott to clarify their timing as well in their role in this process. <br />Dave was asked to refine the rest of the project: parking, bus mall and streetscape in the 5 story <br />configuration by ne~rt Thursday. He has developed a good break down on the design already. <br />Leonard asked for claz~cation on how faz to carry the 5 story version. Dave will also require <br />additional information to cover the structural differences in the 4 and 5 story versions. Additional <br />discussion was held on structural issues. Byron will work on a meeting with Interface and include <br />Pence/Kelly. Byron also provided Bob with current reference books on mechanicaUelectrical <br />information. <br />Discussions of TT costs followed. With the changes in the design, we need to test the cost of $25/sf <br />to see if it will be enough. It was noted that the more people per sf should result in savings. The <br />~ county is still looking at setting a TI allowance and then allowing departments to work added costs <br />into their budgets in the ne~rt two years to cover over and above minimum TTs, Randy will need <br />to communicate what $25/sf will buy the departments. Working with private sector, the $25 TI <br />with shell and core as defined are reasonable and make the performa easier to work with. MNIDC <br />will assume $25 in their numbers. Space planning should also be worked over aga.in once we get <br />the project defined. <br />Demolition <br />David Hartwig joined the meeting and gave a briefing on environmental and demolition issues. <br />Demolition will be done and Staton will be moving off site on Monday. The final walk through <br />will be on Frida.y. Any additional discoveries on contaminates will be revealed when remediation <br />starts. . <br />Environmental <br />Under environmental issues, the work plan has been presented by Centurywest and reviewed by <br />Randy, Mike Hansen and David Hartwig, Marion County. The request was sent to DEQ on August <br />28th with a request for response by September 19th. <br />Remedial excavation is out for competitive bid. Centurywest developed the technical specs. The <br />packet was prepared and advertised on 8/31, and 9/2-3. The pre-bid conference is scheduled at 2:00 <br />p.m. on 9/15 and bid receipt deadline is 9/22 at 3:00 p.m. Then comes the selection process and <br />~ Page 3 of 4 <br />
