pRELIMINARY SITE STUDIES : EVALUATION NOTES <br />INTRODUCTION <br />The purpose of this study is to examine selected city <br />blocks in downtown Salem for their suitability as a <br />location for the proposed Transit Center. <br />Some 25 sites have been considered over the past 22 <br />years. <br />In July 1995 the Site Selection Advisory Committee <br />narrowed the list to four sites for further <br />consideration. <br />This report contains a preliminary diagram of each <br />of the four downtown city blocks. A template of a <br />transit center is superimposed on each block. This <br />template plan typically contains up to 24 buses in a <br />sawtooth sidewalk arrangement which permits buses <br />to pull out and pass the others. This arrangement <br />requires approximately one half of a city block, or <br />about 60,000 sq.ft, not including waiting rooms and <br />ancillary accommodations. <br />A typical downtown city block is shown on the first <br />page. <br />The second sheet illustrates the typical transit center <br />arrangement, which is used as a"template" for <br />evaluating how the center might fit on each of the <br />four blocks. <br />Following this are the four altemadve site diagrams. <br />In all cases the consultant has first identified the <br />major buildings on each block, and then an attempt is <br />made to fit a transit center on the block with the <br />minimum of effect on these buildings and businesses. <br />GREYHOUND BLOCK <br />The existing buildings are generally located along <br />Church and Cottage. Behind these buildings are <br />parking lots, and the transit center would fit on a <br />north-south axis, only removing two small apartment <br />buildings on Marion. <br />PRO: <br />Minor removal of existing structures with north-south plan. <br />CON: <br />Ingress & Egress to Marion & Center arterials is not possible. <br />Conversion to an east-west configuration would require <br />removing major buildings and relocating businesses. <br />MOVIELAND BLOCK <br />The existing buildings aze generally located along <br />Marion and Union, with the exception of Hare Off'ice <br />Products on High St. The major structure is <br />Movieland Theaters which occupies the southem <br />third of the block. B~hind these buildings are parking <br />lots, and the transit center would fit on a east-west <br />axis, only removing the office products building. <br />PRO: <br />Minor removal of existing structures. <br />Good ingress & egress & traffic circulation. <br />CON: <br />None. <br />1 FALCON Archltecture & Plannf~ <br />
