It should be noted, that under the current plan for Courthouse Square, the building does not <br />provide sufficient office space for county expansion over a 20 year period. Chart #5 projects the <br />county needs at approxnnately 130,000 sf, over the next 20 years. However, Courthouse Square <br />would only provide about 115,000 sf, of which 99,000 sf would be occupied in the first year of <br />operation. The balance of off`ice space would be occupied by the Transit District. <br />Using the county's growth projections, based on 2% a~nual growth, we estimate a shortage of <br />space of approximately 15,000 sE This shortage can be made up by retaining ownership of the <br />Franklin Building and leasing the space to the private market until it is needed by the county. <br />Another option is to sell the Franklin Building and lease additional office space in the core azea <br />when, and if, it is needed. The analysis of the Franklin Building options (sell or lease) is <br />cunently being studied.
