BATHROOM LIGHT / VENT. Bathrooms, water closet compartments <br /> and other similar rooms shall be provided with a window of <br /> not less than 3 square feet, one half of which must be <br /> openable, or artificial light and an approved mechanical <br /> ventilation system capable of producing a change of air <br /> every 12 minutes. [Sec. 203,3] <br />12. EVERY SLEEPING ROOM shall have at least one openable window <br /> or exterior door approved for emergency egress or rescue. <br /> The window sill height shall not be more than 44 inches <br /> above the floor. The minimum net clear opening is 5,7 square <br /> feet. The minimum net clear opening height shall be 22 <br /> inches, The minimum net clear opening width shall be 20 <br /> inches. Exception: Grade floor windows may have a minimum <br /> net clear opening of 5 square feet. [Sec. 310.2. 310.2,1] <br /> GUARD~ILS must be able to withstand a single concentrated <br /> load of 200 pounds applied in any direction at any point <br /> along the top. <br /> GUARDRAILS. Porches, balconies or raised floor surfaces <br /> located more than 30 inches above the floor or grade shall <br /> have guardrails not less than 36 inches in height. Required <br /> guardrail shall have intermediate rails or ornamental <br /> closures which do not allow passage of an object 4 inches <br /> or more in diameter. Horizontal spacing between the <br /> vertical members in required gurardrails shall be a maximum <br /> of 4 inches at the nearest point between the members. <br /> [Sec. 315.2; 215.4] <br />15, HORIZONTAL SPACING between the vertical members in required <br /> guardrails at open sides of stairways, raised floor areas, <br /> balconies and porches shall be a maximum of 4 inches at the <br /> nearest point between the members. [Sec· 315.4] <br />16, SMOKE DETECTORS shall be installed in each sleeping room, <br /> outside of each separate sleeping area in the immediate <br /> vicinity of the bedrooms and on each additional story of the <br /> dwelling including basements. All detectors located outside <br /> sleeping rooms shall be interconnected such that the <br /> actuation of one alarm will actuate these alarms in the <br /> individual unit and shall provide an alarm which will be <br /> audible in all sleeping areas. Smoke detectors shall be <br /> 110 volt with batter back-up. [Sec. 216.1] <br />17. SMOKE DETECTORS / ALTERATIONS. When alterations, repairs or <br /> additions requiring a permit occur, or when sleeping rooms <br /> are added or created, the entire building shall be provided <br /> with smoke detectors located as required for new dwellings: <br /> the smoke detectors shall be interconnected and hard wired. <br /> EXCEPTION: Detectors shall not be required to be inter- <br /> connected and hard wired where the alterations, repairs, or <br /> additions do not result in the exposure of electrical wiring <br /> by the removal of interior wall and ceiling finishes. <br /> [Sec, 316.1.1] <br />18, SMOKE DETECTOR / POWER, In new construction, the required <br /> smoke detectors shall receive their primary power from the <br /> building wi ring when such wi ring is served from a commercial <br /> source, and when primary power is interrupted, shall receive <br /> power from a battery. Wiring shall be permanent and not <br /> switched. Smoke detectors shall be permitted to be battery <br /> operated when installed in existing buildings without <br /> co~ercial power or in buildings which undergo alterations, <br /> repairs or additions regulated by Section 316,11 <br /> [Sec, 316.2] <br />19. FOOTINGS. The applican~ thinks that the footings under the <br /> existing building are 10'-12" wide which is acceptable for a <br /> one story only. The second story has was added without perm <br /> its and almost completely finished prior to application for <br /> a building permit. Additional support for supporting the se <br /> cond floor shall beprovided. See one method of providing t <br /> his below on item #20. The homeowner has the option of havin <br /> g a designer orengineer make a visial inspection, run design <br /> calculations and submit an addendum with plans and calculati <br /> ons for an alternate method of resolving this problem oF sup <br /> porting the second floor. <br />20. POSTS AND BEAMS AT DECK.
