THIS PLAN REVIEW WAS COMPLETED BY S. Freilinger on 10/12/99, <br /> 3. Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br />4. ACCEPTABILITY. This plan review covers the addition to and/ <br /> or alteration of an existing structure. This review is not <br /> intended to prohibit the building inspector from requesting <br /> an evaluation of the acceptability of existing structural <br /> members that may appear to be unsafe. Existing construction <br /> not specifically detailed in the submitted plans and struc- <br /> tural calculations is beyond the scope of this review. <br /> 5. DESIGNER RESPONSIBILITY, The plans submitted do not clearly <br /> show all the required framing details. It is the designer's <br /> responsibility to size all structural members and fasteners <br /> for the appropriate loads and have them shown on the plans, <br /> [Sec. 112,1] <br />6. THE STRUCTURAL SUPPORTS for decks, balconies, porches or <br /> similar structures shall be pressure treated wood to protect <br /> against decay. [Sec. 222.1] <br /> <br /> * PROTECT AND ENCLOSE THE UNDERSIDE OF THE CANTILEVERING * <br /> * FLOOR JOISTS WHICH SUPPORTS THE DECKS ON BOTH SIDES OF * <br /> * NEW BEDROOM. * <br /> <br /> 7. BP. This structure uses Brace Wall Panels (BP) to meet the <br /> code requirement for lateral wall bracing. Insure that all <br /> BP's are located as indicated on the plans, <br /> 8, CEILING HEIGHT, Habitable rooms, except kitchens, shall <br /> have a ceiling height of not less than 7 feet 6 inches for <br /> at least 50 percent of their required areas, Not more than <br /> 50 percent of the required area may have a sloped ceiling <br /> less than 7 feet 6 inches in height with no portion of the <br /> required areas less than 5 feet in height. If any room has <br /> a furred ceiling, the prescribed ceiling height is required <br /> for at least 50 percent of the area thereof, but in no case <br /> shall the height of the furred ceiling be less than 7 feet, <br /> Exception: Beams and girders spaced not less than 4 feet on <br /> center may project not more than 6 inches below the required <br /> ceiling height. [Sec. 305,1] <br /> 9. STRUCTURAL RIDGE BEAM. When ceiling joist and rafter ties <br /> are omitted and the rafters are used to create a cathedral <br /> ceiling, a ridge beam capable of carrying the imposed roof <br /> loads and supported by structural elements which transmit <br /> the loads to the foundation is required. [Sec. 802,2,1] <br /> **THE DOUBLE 2X12 RIDGEBEAM IS NOT CAPABLE OF CARRYING THE** <br /> **IMPOSED ROOF LOADS** <br />10. RAFTERS shall be nailed to ceiling joists to form a <br /> continuous tie between exterior walls where joist are <br /> parallel to the rafters. Where not parallel, rafters shall <br /> be tied with a rafter tie, located at or near the plate as <br /> practical. Rafter ties shall be spaced not more than ~ feet <br /> on center. Rafters shall be framed to ridge board or to <br /> each other with gusset plate as a tie.
