THIS PLAN REVIEW WAS COMPLETED BY M. JONES ON 04/30/98, <br /> 2. ACCEPTABILITY. This plan review covers the addition to and/ <br /> or alteration of an existing structure. This review is not <br /> intended to prohibit the building inspector from requesting <br /> an evaluation of the acceptability of existing structural <br /> members that may appear to be unsafe, Existing construction <br /> not specifically detailed in the submitted plans and struc- <br /> tural calculations is beyond the scope of this review, <br /> 4. SELF SUPPORTIVE. ['97 OMDS Sec 807(b)] <br /> The addition shall be designed and constructed as a free- <br /> standing, self supporting structure and may only be attached <br /> to a manufactured dwelling to provide a weather seal, <br /> 5. FINISHED GP~qDE, Footings shall extend not less than 12 <br /> inches below the finish natural grade, Foundation walls <br /> shall extend at least 6 inches above the finished grade <br /> adjacent to the foundation at all points, except 4 inches is <br /> allowed where masonry veneer is used. [Fig, 402,1a, <br /> Section 404.1,2] <br /> 6, CRAWL HOLE. Provide an access crawl hole to the underfloor <br /> space. The minimum size opening required is 18 inches by24 <br /> inches, [Sec. 409.2] <br /> 7. THE TJI FLOOR joist system shall be installed in accordance <br /> with its listing and the manufacturer's installation in- <br /> structions, Please have the installation instructions <br /> available during the framing inspection. <br /> 8. GROUND CLEARANCE. Wood siding, sheathing and wall framing <br /> on the exterior of a building having a clearance of less <br /> than 6 inches to the ground shall be pressure treated or <br /> decay resistant heartwood of redwood, black locust, or <br /> cedar, [Sec, 322.1(5)] <br /> 9. BP. This structure uses Brace Wall Panels (BP) to meet the <br /> code requirement for lateral wall bracing. Insure that all <br /> BP's are located as indicated on the plans. <br />10. THE VAULTED CEILING area is reduired to be insulated to a <br /> minimum of R-30. Two approved methods are: <br /> 1. Provide R-30 insulation, a complete vapor barrier, and a <br /> minimum of one inch clear air space above the insulation <br /> for ventilation, Each bay shall be cross ventilated. <br /> 2, Completely fill each bay with a minimum of R-30 (non- <br /> compressed) insulation, leaving no air space. Provide <br /> a complete vapor barrier, The perimeter of the insulated <br /> area shall have an airtight barrier (i,e. tight blocking) <br /> This method, while permissible, may void the warranty on <br /> the roof sheating and roofing material because of <br /> excessive heat buildup. <br />11. EVERY SLEEPING ROOM shall have at least one openable window <br /> or exterior door approved for emergency egress or rescue. <br /> The window sill height shall not be more than 44 inches <br /> above the floor. The minimum net clear opening is 5.7 square <br /> feet. The minimum net clear opening height shall be 22 <br /> inches, The minimum net clear opening width shall be 20 <br /> inches, Exception: Grade floor windows may have a minimum <br /> net clear opening of 5 square feet. [Sec. 310.2, 210.2.1] <br />12. ENCLOSED ACCESSIBLE SPACE under stairs shall have walls and <br /> soffits protected on the enclosed side with 1/2 inch gypsum <br /> board. [Sec. 310,3] <br />13. STAIRWAYS shall not be less than 36 inches in clear width at <br /> all points between the handrail height and the required <br /> minimum headroom of 6 feet 8 inches.
