Bathrooms, water closet compartments <br />and other similar rooms shall be provided with a window of <br />not less than 2 square feet, one half of which must be <br />openable, or artificial light and an approved mechanical <br />ventilation system capable of producing a change of air <br />every 12 minutes. [Sec, 202.3] <br />THE GARAGE shall be separated from the dwelling and its <br />attic area by means of 1/2 inch gypsum board applied to the <br />garage side of the wall. Where the separation is a floor- <br />ceiling assembly, the structure supporting the separation <br />shall be protected by 1/2 inch gypsum board or equivalent, <br />The door between the garage and residence shall be equipped <br />with solid weod doors not less than 1 3/8 inches in thick- <br />ness or 20-minute fire-rated, or equivalent. <br />[Sec, 309,1, 209.2] <br />The sleeping rooms emergency egress windows need to provide <br />a minimum of 20 inches in clear width and a sill height of <br />not more than 44 inches above the finished floor elevation. <br />Sec 310,2.1 <br />LANDING / EXTERIOR DOOR. A minimum 3 foot x 3 foot landing <br />shall be required on each side of an egress door, The floor <br />or landing shall not be more than 1 and 1/2 inches lower <br />than the top of the threshold. Exception: The landing at <br />the exterior doorway shall not be more than 8 1/4 inches <br />below the top of the threshold. [Sec, 212.1] <br />SMOKE DETECTOR / POWER. In new construction, the required <br />smoke detectors shall receive their primary power from the <br />building wiring when such wiring is served from a commercial <br />source, and when primary power is interrupted, shall receive <br />power from a battery, Wiring shall be permanent and not <br />switched. Sec. 216.2 <br />FIRESTOPPING shall be provided in the following locations, <br />1. In concealed spaces of stud walls, including furred <br /> spaces not to exceed 10 feet horizontally, and at the <br /> ceiling and floor level. <br />2. At all interconnections between concealed vertical and h <br /> horizontal spaces such as occur at soffits, drop or cove <br /> ceilings, etc, <br />3. At openings around vents, pipes and ducts at ceilings <br /> and at floor levels with noncombustible materials, <br />INSTALLATION OF HEATING and cooling appliances shall conform <br />to the conditions of their listing and label and the manu- <br />facturer's installation instructions. The manufacturer's <br />operating instructions shall remain attached to the <br />appliance. Have the installation instructions available for <br />the Building Inspector at the time of inspection, <br />[Section 1305.1] <br />WATER HEATERS shall be anchored or strapped to the building <br />to resist horizontal displacement due to eqrthquake motion. <br />[Section 510.5 Uniform Plumbing Code] <br />HEATING AND COOLING applicance located in a garage shall be <br />protected from impact by automobiles, Appliances that gen- <br />erate a glow, spark or flame capable of igniting gasoline <br />vapors located in a garage shall be installed with burners. <br />burner ignition devices or heating elements and switches at <br />least 18 inches above the floor level. [Sec. 1307.3] <br />EXTERIOR JOINTS around windows and door frames, between wall <br />cavities and window or door frames, between wall and <br />foundation, between wall and roof. between wall panels, at <br />penetrations or utility services through walls, floors and <br />roofs and all other openings in the exterior envelope shall <br />be sealed in a manner approved by the Building Official. <br />{E401.8.2] <br /> <br /> <br />
