THIS PLAN REVIEW was completed by M Mendenhall on 10-22-1998 <br /> This plan was reviewed under the 1996 Edition of the State <br /> of Oregon One and Two Family Dwelling Specialty Code. <br />3. Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br />4. SPACING OF 18"X 6" REARING PADS carrying the 4"x 8" girder <br /> shall be at not more than 7'x 6" OC spacing running with the <br /> length of the girder, The 8'0C spacing between girder will <br /> be just fine for the 2"x 10" floor joist, <br />5. LOT DRAINAGE. Lots shall be provided with adequate drainage <br /> and shall be graded so as to drain surface water away from <br /> foundation walls. The grade away from foundation walls shall <br /> fall a minimum of 6 inches within the first 10 feet. Where <br /> lot lines, walls or other physical barriers prohibit <br /> 6 inches of fall within 10 feet, drains or other approved <br /> means shall be provided to ensure positive drainage. <br /> [Sec. 401.3] <br />6. GROUNDING ELEC~RODES, When concrete reinforcing bars are <br /> installed in concrete footings, the following requirements <br /> shall be met to provide for a grounding electrode system: <br /> 1. Uncoated No. 4 reinforcing bar installed not less 20 feet <br /> in length encased with a minimum of 2 inches of concrete. <br /> 2. An uncoated No. 4 reinforcing bar stubbed up at least 12 <br /> inches above the floor plate line and tightly attached to <br /> the reinforcing bar located in the footing. The spliced <br /> lap of the stubbed up bar to the footing shall be a mini- <br /> mum lap of 12 inches. (See Section 4108.1.2) [Sec. 4p3,~] <br />7. CONCRETE COVER, The following minimum concrete cover snal~ <br /> be provided for reinforcement: <br /> A. Concrete cast against and permanently exposed to earth <br /> equals 2 inches. <br /> B. Concrete exposed to earth or weather: <br /> No, 6 through 18 bar = 2 inches <br /> No, 5 bar. W31 or D31 wire and smaller = i 1/2 inches. <br /> C. Concrete not exposed to weather or in contact with <br /> ground: Slabs, walls, joists. No, 11 bar and smaller - <br /> 3/4 inches, <br />8. BP, ABP. This structure uses a combination of Brace Wall <br /> Panels (BP) and Alternate Braced Wall Panels (ABP) to meet <br /> the code requirements for lateral wall bracing. Insure that <br /> all BP's are located as indicated on the plans. <br />9, TRUSS DESIGN. Roof trusses are required to be be designed by <br /> an Oregon registered Engineer or Architect. For trusses <br /> manufactured by an approved fabrication plant, have the <br /> design and layout drawings available at the construction <br /> site for the framing inspection. All jobsite cutting or <br /> modifications of the roof trusses shall be clearly shown in <br /> the engineer's design calculations and drawings. <br />10. A~IC VENTS. Provide screened attic vents with a net free <br /> area of 1/150 of the attic area (or 1/300 if between 50 of <br /> 80 percent of required area is ventilators in the upper <br /> portion of the attic and located at least 3 feet above eave <br /> or cornice vents). When the minimum number of vents are <br /> ~orvided consideration should be given to the potential of <br /> athroom exhaust fan ducts that may be installed in attic <br /> <br /> <br />
