THIS PLAN REVIEW WAS COMPLETED BY M. JONES ON 10/01/98, <br /> 3. Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br /> 4. ACCEPTABILITY, This plan review covers the addition to and/ <br /> or alteration of an existing structure. This review is not <br /> intended to prohibit the building inspector from requesting <br /> an evaluation of the acceptability of existing structural <br /> members that may appear to be unsafe. Existing construction <br /> not specifically detailed in the submitted plans and struc- <br /> tural calculations is beyond the scope of this review, <br /> 5. DESIGNER RESPONSIBILITY. The plans submitted do not clearly <br /> show all the required framing details. It is the designer's <br /> responsibility to size all structural members and fasteners <br /> for the appropriate loads and have them shown on the plans, <br /> [Sec. 112.1] <br /> 6, POST & BEAM CONNECTION, See attached detail of the Oregon <br /> Alternate Method Ruling No, 94-18. <br /> 7, DECK JOIST. The plans submitted not specify the deck joist <br /> size. Minimum size of joist would be Doug-Fir. No. 2. 2x4 <br /> at 16 inches on center. (This base on a 3 foot span.) <br /> 8. SAFETY GLAZING / AT DOOR. The following shall be considered <br /> specific hazardous locations for the purposes of glazing: <br /> Glazing, in an individual fixed or operable panel <br /> adjacent to a door where the nearest vertical edge is <br /> within a 24 inch arc of the door in a closed position <br /> and whose bottom edge is less than 60 inches above <br /> the floor or walking surface, Exception: Safety <br /> glazing is not required when there is an intervening <br /> wall or other permanent barrier between the door and <br /> the glazing, <br /> 9, SAFETY GLAZING / TUBS. The following shall be considered <br /> specific hazardous locations for the purposes of glazing. <br /> Glazing in doors and enclosures for hot tubs, whirlpools <br /> saunas, steam rooms, bathtubs, showers: glazing in any <br /> part of a building wall enclosing these compartments <br /> where the bottom edge of the glazing is less than 60 <br /> inches above the drain outlet. <br />lO. EVERY SLEEPING ROOM shall have at least one openable window <br /> or exterior door approved for emergency egress or rescue, <br /> The window sill height shall not be more than 44 inches <br /> above the floor, The minimum net clear opening is 5.7 square <br /> feet. The minimum net clear opening height shall be 22 <br /> inches, The minimum net clear opening width shall be 20 <br /> inches. Exception: Grade floor windows may have a minimum <br /> net clear opening of 5 sguare feet. [Sec, 310.2. 310.2.1] <br />11, GUARDPJNILS, Porches, balconies or raised floor surfaces <br /> located more than 30 inches above the floor or grade shall <br /> have guardrails not less than 36 inches in height. Required <br /> guardrail shall have intermediate rails or ornamental <br /> closures which do not allow passage of an object 4 inches <br /> or more in diameter. Horizontal spacing between the <br /> vertical members in required gurardrails shall be a maximum <br /> of 4 inches at the nearest point between the members, <br /> [Sec. 315.3: 315.4] <br />12. SMOKE DETECTORS / ALTERATIONS.
