Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br />4. It is assumed that the existing house has at this time the <br /> shear walls and holdowns installed as shown on sheet 3 & 5 <br /> and in the structural calculations by A.G, Rolin Consulting. <br /> On the new addition installed all holdowns and shear walls <br /> as shown on sheet 2. the attached shear wall schedule and on <br /> sheet 5, <br />5. Please see the attached Western Lumber Span Tables for 2x 8 <br /> ceiling joists. The ,m, aximum span for th,e, conditions shown <br /> on the plans is 16'-3 for a #2 DFL @ 16 OC, To span 20' <br /> DFL #1, 2x 8 @ 12"0C need to be used. <br /> The rafter framing detail as shown on sheet 7 needs to have <br /> the 2"x 4" knee walls removed and the2"x 6" rafter tie <br /> lowered to the ceiling joist line or as close as possible to <br /> that line. The rafter ties are only required when ceiling <br /> joists are not parallel to the rafters or the ceiling joists <br /> are not nailed to the rafters. Rafter ties are required to <br /> be spaced at not mo,r,e than 4'0C. If you had rafter @ 24" & <br /> ceiling joists B 16 , you would have a rater & joist tie @4' <br />6. LOT DRAINAGE. Lots shall be provideq with adequate drainage <br /> and shall be graded so as to drain surface water away from <br /> foundation walls. The grade away from foundation walls shall <br /> fall a minimum of 6 inches within the first 10 feet. Where <br /> lot lines, walls or other physical barriers prohibit <br /> 6 inches of fall within 10 feet, drains or other approved <br /> means shall be provided to ensure positive drainage. <br /> [Sec. 401.3] <br />7, UNDERFLOOR DRAINS. The finished grade of the underfloor <br /> surface may be located at the bottom of the footing: however <br /> where there is evidence that the groundwater table can rise <br /> to within 6 inches of the finished floor at the building <br /> perimeter or where there is evidence that the surface water <br /> does not readily drain away from the building site, the <br /> grade in the underfloor space shall be as high as the <br /> outside finished grade, unless an approved drainage system <br /> is provided. [Sec, 409.4] <br />8. GROUNDING ELECTRODES. When concrete reinforcing bars are <br /> installed in concrete footings, the following requirements <br /> shall be met to provide for a grounding electrode system: <br /> 1. Uncoated No. 4 reinforcing bar installed not less <br /> 20 feet in length encased with a minimum of 2 inches of <br /> concrete. <br /> 2, An uncoated No. 4 reinforcing bar stubbed up at least <br /> 12 inches above the floor plate line and tightly attached to <br /> the reinforcing bar located in the footing. The spliced lap <br /> of the staubbod up bar to the footing shall be a minimum of <br /> 12 inches. (See Section 4108.1.2) [Sec. 403.4] THIS IS AP- <br /> PLICABLE IF A NEW ELECTRICAL SERVICE IS BEING INSTALLED, <br />9. CONCRETE COVER, The following minimum concrete cover shall <br /> be provided for reinforcement: <br /> A. Concrete cast against and permanently exposed to earth <br /> equals 2 inches. <br /> B.
