The applicant is advised that a Partition Plant Service Report, fi.om a title company, will be <br />required upon submission oftbe final mylar to the County Surveyor. <br /> <br />The applicant shall sign and submit a Declaratory Statement to the Planning Division for <br />each resulting parcel that states that there may be potential groundwater supply problems. <br />The signed statement shall be recorded bythe applicant with the Marion County Clerk after <br />it has been reviewed and signed by the Planning Director. (Declaratory Statement enclosed). <br /> <br />The final plat shall substantially conform with the proposed site plan and all parcels shall be <br />a minimum 1~5 acres each. <br /> <br /> Prior to final platting, the applicant shall provide evidence of a legally binding agreement <br /> ~ that the neighbor to the'south will allow access to all of the parcel fi.om the existing 20 foot <br /> easement named Spencer Lane SE. With evidence of legal access, all dwellings will be <br /> addressed of Spencer Lane. Should the applicant fall to provide evidence of legal access to <br /> Spencer Land,the applicant shall provide for a minimum 20 foot easement across the subject <br /> parCel: .The ~ement shall be named and all dwellings shall be served and addressed fi.om <br /> · said easement <br /> <br /> ~ Prior.to issuance of building permits the applicant shall submit evidence that the access <br /> <br />;~ ,ease,ment has been improved to the standards in Section VII (6) of the Marion County <br /> Subdivision and Partifio~ ning ·Ord~ce. For personal and property <br />safety it is recommended that the applicant follow these guidelines. Fire District access <br />standards may be more restrictive than County standards. <br /> <br />PRO~DURE: The Marion County Subdivision and Partitioning Ordinance provides that certain <br />Partition applications be considered first by the County Planning Director.
