The Marion County Surveyor has reviewed the applicants, <br />request and has the following requirements: <br /> <br />"Parcels 10 acres (and less) must be surveyed. <br /> <br />Per ORS 92.050, plat must be submitted for <br />review. <br /> <br />Checking fee, second mylar fee and recording <br />fee required. <br /> <br />Plant service report and/or title report must <br />be submitted at the time of review." <br /> <br />The Tax Department noted that the 1996-97 taxes are paid. No <br />other contacted agency responded. <br /> <br />Marion County Comprehensive Plan policies for rural residen- <br />tial areas provide that homesites should be 1.5 acres to 3.0 <br />acres in size. In addition, the AR zone contains a minimum <br />lot size of 1.5 acres. Both resulting parcels are consistent <br />with this requirement, and are of sufficient size to comply <br />with the Ordinance development standards. <br /> <br />Although the proposed partitioning is appropriate, the County <br />requires that a Declaratory Statement be recorded with the <br />property deed because the subject property is near a resource <br />zone. This serves to notify the applicant and subsequent <br />owners that there are farm or timber operations in the area. <br />Also, a special dwelling setback of 40 feet should be main- <br />tained from the south property line of the undeveloped 2.49 <br />acre parcel to further minimize the potential for conflict <br />with farm or timber uses. <br /> <br />REPORT PREPARED BY: Vicki Kirsher <br /> <br />Craig O.
