This decision is <br />effective J~I~-~RY 31, 1997 unless further consideration is <br />requested. <br /> <br />FINDINGS AND CONCLUSIONS: The findings and conclusions on which <br />the Director based his decision are noted below. <br /> <br />The property is designated Rural Residential in the Marion <br />County Comprehensive Plan. The purpose of this designation <br />and the corresponding AR (ACREAGE RESIDENTIAL) zone is to <br />allow for the creation of acreage homesites at a density that <br />maintains' the character and environmental quality of the <br />County's rural residential areas. <br /> <br />2 o <br /> <br />The property is located on the northwest corner of Stonefield <br />Court and Mill Creek Road. It is identified as Lot 7 of Stone <br />Field Glen Subdivision. <br /> <br />3 ° <br /> <br />Properties to the north, east and west are slated for rural <br />residential development. Land to the south is in farm use and <br />is zoned EFU (EXCLUSIVE FARM USE). <br /> <br />The applicants propose to divide a 4.99 acre parcel into two <br />parcels containing 2.5 acres and 2.49 acres each. An existing <br />dwelling will be situated on the resulting 2.5 acre parcel. <br /> <br />5 o <br /> <br />The Marion County Building Inspection Division reviewed the <br />partitioning proposal and commented: <br /> <br />"An Existing System Evaluation is required on <br />all currently developed parcels to insure <br />there is no conflict between the proposed lot <br />lines and the existing septic systems, includ- <br />ing septic replacement areas. <br /> <br />A Site Evaluation approval is required on all <br />parcels that are proposed for development." <br /> <br /> <br />
