Prior to filing the final partitioning plat, the applicants <br />shall contact the Marion County Department of Public Works to <br />deterT~ine if dedication of additional right-of-way and/or <br />roadway improvements is necessary. The applicants shall meet <br />all requirements of that agency in this regard. <br /> <br />5. No parcel shall contain less that 1.5 acres. <br /> <br />The roadway shall be named Weaver Lane and all parcels using <br />the roadway for access must be addressed using the new roadway <br />name. The access easement is also to provide for utilities. <br /> <br />The applicants are advised that a Partition Plant Service <br />Report, from a title company, will be required upon submission <br />of the final mylar to the County Surveyor. <br /> <br />Prior to issuance of building permits, evidence that the <br />access easement has been improved to the standards in Section <br />VII(6) of the Marion County Subdivision and Partitioning <br />Ordinance shall be provided to the Planning Division. <br /> <br />A Declaratory Statement for each resulting parcel shall be <br />signed and submitted to the Planning Division. These state- <br />ments shall be recorded with the Marion County Clerk after it <br />has been reviewed and signed by the Planning Director (Declar- <br />atory Statements enclosed). <br /> <br />ADDITIONAL CONDITIONS: Once the approved use is established the <br />following conditions must be continually satisfied: <br /> <br />10. <br /> <br />After the final Partitioning plat has been recorded no alter- <br />ation of property lines shall be permitted without first <br />obtaining approval from the Planning Director. <br /> <br />OTHER PERMITS, FEES, AND RESTRICTIONS: This approval does not <br />remove or affect any covenants or restrictions imposed on the <br />subject property by deed or other instrument. The proposed use may <br />require permits and/or fees from other local, State or Federal <br />agencies. This decision does not take the place of, or relieve the' <br />responsibility for obtaining other permits or satisfying any <br />restrictions or conditions thereon. It is recommended that the <br />agencies mentioned in Finding #5 below be contacted to identify <br />restrictions or necessary permits. The applicant is advised of the <br />following: <br /> <br />11. <br /> <br />The applicants should contact the Aumsville Fire Protection <br />District to obtain a copy of the District's Recommended <br />Building Access and Premise Identification Guidelines. For <br />personal and property safety it is recommended that the <br />applicant follow these guidelines. Fire District access <br />standards may be more restrictive than County standards. <br /> <br />12. Ail or a portion of this property has been identified as being <br /> located in a "Groundwater Limited Area" as defined by the <br /> <br /> <br />
