Additional Information: <br />The systems both existing and future proposed will need to be located and staked out. <br /> <br />Marion County Tax Accessor: Provided comments about tax liability and payments. <br /> <br />All other contacted agencies either failed to comment or stated no objection to proposal. <br /> <br />6. No specific criteria exist for property line adjustments in the AR zone. MCC 17.128.070 requires a minimum lot <br />size of two acres, except when a numerical suffix has been applied. Therefore, in this AR zone, the minimum lot <br />size is two acres. When a property line adjustment proposes to alter non-conforming parcels, the proposed <br />configuration must not result in additional non-conformance. <br /> <br /> One of the parcels in above the minimum acreage of 2.0 acres at 2.42 acres; the proposed property line adjustment <br />only reduces the parcel to approximately 2.37 acres – keeping it above the minimum acreage. The other parcel <br />involved is below the minimum acreage at 0.99 acres. This parcel will be expanded slightly to approximately 1.04 <br />acres. The net outcome is that there will still be one parcel over the minimum and one parcel under the minimum. <br />The property line adjustment will ultimately involve enough land transferring from the larger parcel as needed to <br />allow the other parcel’s septic system to be completely situated on the same parcel as the dwelling and provide <br />sufficient property line setbacks are required by Marion County Septic and maintain appropriate property line <br />setbacks for all structures on both parcels. <br /> <br />7. Under MCC 17.172.120(E) Property line adjustment deeds shall be recorded with the Marion County clerk’s <br />office prior to submitting the property line adjustment survey if a survey is required. Deed recording reference <br />numbers shall be noted on the required survey. <br /> <br />8.
