95-0008~ {60600) <br />January 26, 1995 <br />Page 1 <br /> <br /> OREGON <br /> CO~4MU NIT¥ QEVELO?~4ENT <br /> DEPART~4ENT <br /> <br /> Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have be~n reviewed for compliance with the State of Oregon <br />1993 Edition One and Two Family Dwelling Specialty Code. <br /> <br />A COPY OF THE A~PRO%q~D PLANS SHALL BE KEPT ON THE SITE OF THR BUILDING <br />OR WOR~ AT THE TIM~ OF TK~ INSPECTION. <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first lO ft., except as restricted by lot lines where the <br />fall will be a minimum of 6 in. regardless of the horizontal distance <br />available. (R-301.3) <br /> <br />When reinforcement is located in the footing in the proximity of the <br />electrical service panel, one piece of the reinforcement shall extend a <br />minimum oX 1' above the plate to act as a grounding electrode for the <br />panel. If a piece is bent and tied, it must be tied (MINIMUM 1' LAP) to <br />a minimum 20' long section of reinforcement in the ~ooting or wall. <br />Contact the Electrical Inspector with q~estions. (NEC Article 250- <br />Sl (c)) <br /> <br />Footings shall extend not less than 12 in. below the finish natural <br />grade. FoUndations walls shall extend at least 6 in- above the finished <br />grade at all points. (R~303) (R-304.2) <br /> <br />A keyway in the footing is an acceptable method and will transfer the <br />lateral loads, OR provide a 18 inch long No. 3 dowels extending 12 <br />inches from the footing into the wall, 4 feet on center, OR pour the <br />footing and stemwall at one time (monolithically). All wood leit <br />permanently in contact with the ~oundation shall be FOUNDATION G~J~DE <br />WITH ALL CUT ENDS AND/OR SIDES TREATED with an approved wood <br />preservative. (R-310) <br /> <br />The structural supports for decks, balconies, porches or similar <br />structures shall be pressure-treated wood to protect against decay. <br />(R-309,1) <br /> <br />Every sleeping room shall have at least one operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at least S.7 <br />square feet.
